    Okay. Following item is item PC five.

    Item PC five is PDD 207464 in the name of Carlos and Mary Postin. It's for a change in zoning from AR, agricultural residential, to an R1MH, single family mobile home district. It's located in on the southwest corner of the intersection of Limbrook Drive and Forbes Road.

    The applicant proposes to rezone the property in order to put a total of two dwelling units on the property, and it has a future land use designation of Res 9, 9 dwelling units per gross acre. As you can see the surrounding zoning. Sorry, I don't know why this pointer is not working very well today. There are other parcels that are zoned, R one M H in the area, and there's an R two actually to the south of it.

    The land use is res nine, so it uh contemplated higher density.

    Just shows the access to the property. And uh the staff recommendation is approval on this item. I'm here for any questions that you may have.

    it's right here. It's my phone. Maybe you thought it was the microphone. Thank you. All right. Well I wasn't prepared to get up and speak, so I'm not prepared. But my name is Tim Allen. Um my parents are Carlos and Mary Poston. I am the representative uh when it comes to the rezoning of this piece of property. My parents have lived in that area since 1985. That's exactly where I grew up. I mean all those streets, the dirt roads that used to be there, those are

    the streets that I rode my bicycle on. All the kids that I grew up with lived in that area. Um I've been fortunate enough to move around the country with my career. Um my son has lived in, you know, Colorado, Oregon, Georgia, um, as well as Florida. My parents are getting older. We were recently in Atlanta, Georgia. I was working for Ecolab. I was a production manager there. Um

    my mother came and visited us for Christmas and she was telling me about the difficulties that they were having as they get older. Maintaining the property. My stepfather Carlos Postin Uh Has had cancer, lung cancer? Uh he's had a heart attack, he's had a stroke, he's heart had a heart attack and a stroke at the same time. Um, which baffled the doctors. Needless to say, they need help. Immediately I wanted to come back to Florida. I left my

    job. I'm currently working with my brother-in-law building pools. Complete career change. I want to be here. I want to live on the property with my parents and I want to be able to support them as they get older. So I've been here since May. We've been maintaining the property. I built a pole barn to put all of our junk in until hopefully we can get this approved so I can build a house on the property and move my family into it.

    Okay, well my My question I guess my biggest concern was you're asking for a mobile home zoning, R one M H.

    It's my understanding that R one M H either mobile home

    or H and Mike My big concern is I'm looking at that neighborhood and seems like most of the M most of the residences on that street are not mobile homes, they're regular homes. Yeah,

    I have no intention of placing a mobile home on the property.

    Can we can we I mean if you want to build a home a regular site built home, then there must be a di there must be an alternative, right, Denise?

    Yes, definitely there's an alternative. The alternative would be to go R one. Um, I believe and I'm not the person who suggested it, but looking at it being a zoning person, I would have also suggested R one M H because it's what's in the area. R1H. R1H. That's what I I mean I would have suggested the same thing as well. Um but I understand what what you're stating um

    Well there is R two to the south though.

    in the AR right across the street.

    Yeah. And see an AR allows site built homes, mobiles, manufactured homes, modulars, so that's allowed in the area.

    And they're all looking like they're all site built homes. Mm-hmm.

    That's a correct statement.

    And I just I can I see where you out on the front, where that roadway is, it's R one M H on that road, on that main road. But You know, back in where these houses are it seemed like it'd be more compatible to have an R one.

    Um Mr. County Attorney, uh can the Planning Commission make a motion to change to change it to R one deny R one M H and change it to R one? I mean I I've seen that in the past but I'm not sure how that works.

    Well you're you're you're they're recommending body on this, right? Yeah. So yes, I mean when it goes to the board you're gonna have to then advertise it as R w you have to change your ad when it goes to the board. Okay. Has this already been advertised? Yes, it has. So you just need to make sure you advertise it for the board as R one. So you might need to do a new ad. Okay. But yes, this this body can recommend A change to R one instead of R R one M

    So uh secondary question, uh because the gentleman did ask me if he it's gonna make him jump through more hoops. Um will he have to redo a letter and repost the property?

    Well, whatever notice was provided for R one M H you would have to now do for R one.

    What are the other differences standards? I mean easy to understand the difference between the the two

    Denise

    No there's not much difference. I mean the only difference between R1 and R1MH is basically that R1 is site-built homes only. There's a slight difference in the setback between R1 and R1MH, but only in the rear. twenty five twenty-five feet as opposed to thirty feet. Um but uh everything else is is the same. The density is the same, two point two dwelling units per acre. Um it's Again, the only difference between R1 and R1MH is pretty much R1, site-built homes only, R1MH,

    gamut, site-built, manufactured mobile homes. Lot sizes is the same, a hundred foot wide lots, 150 foot wide, 150 foot deep lots, minimum lot area is 20,000 square feet. It's the same on both.

    All right, so the only real difference is you just have to send out the notices again. Yeah.
