    Yes, that's correct. Leam Divine Planning and Development PC three PDD 21-7554 in the name of American Homes for Rent Slash Bridgehaven Residential. It is a special exception for an amenity center in R4 High Density Residential District. The subject site is located on the west side of Ophel Road, approximately 800 feet south of Chansey Road. The subject site consists of the proposed Bridge Haven residential development, consisting of 134 single-family detached

    homes. The applicant is requesting a special exception for an amenity center proposed on track C5 on approximately 0.7 acres or 0.7 of an acre portion of the development.

    The subject area has a future land use classification of Res VI under the Comprehensive Plan. The surrounding area is characterized by residential development and agricultural pursuits. Um taking a look at the surrounding zoning to the north is AR and R4. To the east is AR and R4, to the south is R4, and to the west is AR. Um to the north, east, south and west is all res six for the future lane use surrounding.

    And this is a look at an aerial. And this is coming with a recommendation with can a appro a recommendation for approval with conditions.

    Yes. Okay. Mm-hmm. The my concern is when the building started being um initially started Um the we ended up with a lot of water in the back. Of our property. Since then the builder has done an awesome job at restricting that amount of water that's setting in the backyard. My concern is The area that I noticed yesterday that they were filling with more dirt.

    was kind of a retention pond. In the back And I'm wondering if he's going to plans to put anything over there like a parking lot or a pool or that type of thing or if there's going to be area for drainage.

    Okay, um this is Bruce Wolney with WRA Engineering, the civil engineer for the applicant. Um the there is an existing parking area um just north of the amenity center that's uh currently being constructed. This uh parking area was permitted along with the subdivision plans um and And so and right behind the parking area, there is nothing

    additional proposed. As a matter of fact, there is a drainage swale and a drainage inlet that is designed to accept any runoff that might be impounded in the area as as uh the the neighbor, I believe. Expressed a concern with. And so in the area's final constructed condition, and there should be positive drainage through that swale into our master stormwater

    system that should carry the runoff to our stormwater ponds internal to the development, which ultimately discharges at the far south end of the subdivision itself, which is uh farther south than the south side of the amenity center site.

    It's uh an amenity center building and an amenity center pool.

    And that's to the southeast of the uh the a neighbor's property. Whereas the parking area is directly to the east.
