This is a very quick brief land development code amendment for the Planning Commission to consider uh sitting as a local planning agency. So um from a historical perspective, the Board of County Commissioners um asked the Planning and Development Department to bring forth a modification to the Land Development Code last year, July of 2021. to increase
the building height for residential structures or residential zoning districts, I apologize, from 35 feet to 45 feet. So that is what's before you today. The land development code specifically states that the residential zoning districts are ER, ER2, Um R1MH, R1, R2, R3, and R4. So all those districts are being modified, the height regulation section of those districts to
call out an increase from 35 feet to 45 feet. That's what this modification is. I do want to read a correction into record because the agenda memo does have an incorrect statement. Which is that it was pro it was presented to the horizontal roundtable interested parties group yesterday. That agenda was quite heavy, including a presentation from Elizabeth and myself. So we did not present that to the horizontal roundtable and interested parties group yesterday. So I just want to clear that for the record. I
will do my absolute best to get that done before the adoption date on this, which is June 7th, 22. I don't foresee that the horizontal roundtable and interested parties group is going to have an issue with an increase in building height. And I do see Jamie kind of smiling. So, but regardless, they will have a presentation prior to the adoption. And today we're just asking you to find this consistent with the Pasco County
Comprehensive Plan and recommend approval to the board. First reading. Is scheduled for May 17th at 130 in Newport Ritchie and adoption June 7th at 130 in Dade City. And I'm here for any questions.

DeniseUm we have not spoken to the fire department about that, but I I can speak to the fire department about that. However, I do want to say that we do have structures that are taller than forty-five feet. Um commercial structures. We have areas that are um in the urban service area where there there's commercial where there's no maximum building height as well, but I will have a conversation with the fire department prior to the first reading on the seventeenth.
