Uh yes, as far as the um substandard roadway information, it the road was in poor condition. So it was looked at from Lake Shore on that area a little bit past the uh project entrance. and that area needed to uh needed more pavement. I know that it's not usually uh within our ordinance to uh do the fair share, but the applicant had just asked that doesn't necessarily mean that staff will uh approve it,
but that was one of the things that was uh requested by the applicant.

P D twenty two dash seven six two eight in the name of Jupiter Realty Um Partners, L L C and Lake Lake Shore. Lakeshore Workforce Apartments. It is a zoning amendment from AC Agricultural District to M F three Multifamily High Density District. The subject site is currently located on the northeast corner of Dallas Drive and Lakeshore Boulevard. This is a look at the aerial biome. The surrounding future land use to the north is
ROR, to the east is ROR and Res 6, to the south and west is Res 6. Um here is a look at the zoning.
The subject site is currently undeveloped on approximately 2.53 acres. The applicant proposes to develop the property with multifamily dwelling units with a mur a minimum of 30 units for workforce housing in conformance with the MF3 multifamily high density district standards. There is a voluntary deed restriction to have a minimum of 30 units provided for workforce housing. Access to the property is from Lakeshore Boulevard, a county-maintained local road with approximately 70 feet of right-of-way that
varies. The surrounding area is characterized by commercial and residential development and the HCA Florida Bayonet Point Hospital. On May 17, 2022, the BCC approved a comprehensive plan comprehensive plan to change the future land use to Res twenty-four.
And this is coming with a recommendation for approval from Planning and Planning Commission and Planning Development Department. I'm here if you have any questions. And I believe we have staff online as well.

Todd PressmanOh, yes, I have been. Thank you. Go ahead. This is a request that previously the land use amendment was approved by the county and comes before you with Planned Commission approval. We also have in the record a letter from the CIA. CFO of HCA Hospital, which is right around the corner, literally right around on the other side of the property, in support of the project. Abutting on the north is ROR, 24 units per acre. And the uh
immediate buildings and properties are all medical in nature. Um in fact, including the hospital, there's hundreds of jobs. So these apartments are specifically directed to the medical support staff, which is why we've committed to at least 50 percent of The units to be workforce level. That's one reason as well why there's a letter from the CFO of
the hospital, which they're currently having expansion, which he notes that he firmly supports the application. Mr. Tom Lawhorn, again, is the CFO. He notes the housing of our workforce near the hospital in this case, all the better within walking distance. is extremely sought and desired. The application would provide sorely needed housing for our current staff and provide housing for an expansion that is soon planned for the hospital, which actually is underway at this point. Andy notes the ability applicant to include housing for families that are thrust in
the medical crisis located near the hospital was is a term in Solo. So they are will be providing one unit that would be for short-term or long-term for families as indicated would be thrust into a medical crisis if they can stay nearby to their life.
We have had a number of discussions and we are in recognition that there are some substandard roadways improvements that we believe need to be further supported. And we've had discussions that we would provide an additional $30,000 at the point of review by the staff of the alternative standard uh which would be used for additional roadway improvements. The entire
roadway improvements that would be required would absolutely kill this project, so we're trying to work with the county in a very positive manner. Happy to answer any questions that you might have.
Jack MarianoVice ChairMadam Chairman Mariano is in bad shape. It is paved. We just had to do some pothole replacement. Um we never had the support to do a paving assessment. We may do that. Um in light of that, my Mr. Pressman, I don't want to kill this project. I think it's very important. The hospital is right across the way. It's gonna be a very great need. So I appreciate you're willing to put an extra thirty thousand dollars into getting the roadway done and uh Um very very very appreciative of that. Thank you.
