B-83 was published in the Tampa Bay Times August 21st, 2024, and there was supplemented by certified mailings and site posting affidavits. Uh for the October eighth meeting, at which point it was continued to today due to Hurricane Milton.

    OakleyChair

Item P83 is PDE 257795. This is a zoning amendment, Northridge MPUD Master Plan Unit Development, Northridge 829 LLC. It's a substantial modification to increase the residential density from 700 units to 758 units detached and villas on approximately 178.15 acres located south of and abutting County Line Road North. 1.25 miles northwest of the Sun Coast Parkway. This is requested for a continuance of the November twelve,

twenty twenty four Board of County Commissioners meeting in Dade City at one thirty P.M.

    Uh

    Mariano

Mr. Chairman Mari Why would I hear that indeed city and not over here?

    OakleyChair

Uh this item was uh scheduled for today, but there was a break in continuity due to the cancellation on October eighth, requiring a readvertisement to the nearest uh to the next available Mortar County Commissioner's meeting. I

    mean

    Unidentified speakerVoice B

I I think I want to have this item over on this side of the county. Can can we move it to the next slide? It is the pleasure of the board to put it for December 10th.

    Barbara Wilhite

    May I?

    Unidentified speakerVoice B

    Uh is that a problem?

    Barbara Wilhite

Yes. Barbara Will Height, 6327, Grand Boulevard for the applicant. So through no fault of our own, we were supposed to have this done in October. There is a C D D running at the same time. This project is already in construction, needs financed, needs money. It's gonna die on the vine. There's no reason why we can't have it heard in in uh in Dade City instead of New Port Richey. I we'd ask for your to please, please. It's not our fault that this is the way all the

    hearings are running out. What's

    StarkeyVice Chair

    happening on the project?

    Barbara Wilhite

We're going to be able to do that. This project is increasing the density from 700 to 770 units.

    StarkeyVice Chair

Did they add land to it?

    Barbara Wilhite

No. Yeah, that's true. It was actually seven seventy, now it's seven fifty-three. No, what what happened was when this project initially came forward at the board meeting, there was a request to increase the commercial intensity from forty thousand square feet to sixty thousand square feet. We didn't want to delay it that time because it came up with the last minute. So what we did was we went ahead and increased the commercial to 60,000, decreased the residential 700. because we needed to do a traffic study to make those adjustments. So now we've done the traffic

study to get back to our 770. We've now reduced it to 753 because in negotiating with staff we increased the size of the lots from 40s to 50s for those fifty-three units. So it's been a procedural mess from the day we were here trying to get approved. Um we're trying to get back, get this project moving. We've got a utilities project underway. Um to extend your utilities six miles on sewer, a couple miles on water in conjunction with the county. We

really need to get going. We're gonna lose we're gonna lose all of that we put together on this project if we can't have this hearing next month.

    Mariano

So what's the date you want?

    Barbara Wilhite

    November twelfth.

    Mariano

    When

    Barbara Wilhite

    they're in the middle,

    StarkeyVice Chair

    they flip flop.

    Mariano

    Move to continue november twelfth.

    StarkeyVice Chair

    Thank you.

    OakleyChair

Second. I got a second. Yeah, a motion and second. All those in favor say aye.

    Kathy Pearson

    Aye. Aye.
