    So I'd like to welcome everybody today. Planning Commission, we meet twice monthly. We're appointed by the Board of County Commissioners. We serve as a local planning agency and we hold public hearing and transmit to the Board of County Commissioners our recommendations. on comprehensive plan amendments, land development code amendments, rezoning and conditional use amendment requests. Plan Commission is the final decision-making body for special exceptions. Certain appeals, variance requests, and certain alternative

    standard requests. However, final decisions may be appealed to the Board of County Commissioners. If anyone is in opposition to any of the comprehensive plan amendments, land development code amendments. rezoning, plan uh or conditional use, or any item where the Planning Commission makes a recommendation to the Board of County Commissioners, it's important for you to follow up and attend the Board of County Commissioners. For those of you are not familiar with the

    format of the meeting. We have three sections. We have continuances. Consent items. Yeah. So the continuances have been accustomed to A grant and approve of continuance if it's uh asked for by staff or the applicant. For uh for any number of reasons. Um Then we have consent items. Those items were items that may came to us in application and have we have not had

    any objections from the staff or the public. So those items won are on consent. We're gonna go through all the items. If there's something on consent that you'd like to have discussed, When I call it out, just raise your hand and we'll be happy to pull it from consent and put it with the regular items. And those are the that's those are the items or item that uh We'll be fully vetted today and people will have a chance to make a presentation and and the questions or uh

    questioners from the audience will have a chance to ask their questions. Applicants uh will have five minutes. Do you make their presentation? And the public will have uh three minutes each to ask questions. then the applicant will have an opportunity to come back up and try to answer any of those questions. We also have a period before we should get started. Um For anyone who wants to speak on some something, something that's an item not

    on today's agenda. Um, is there anybody signed up to speak for something like that?

    Mr. Chair, I have no one signed up to speak for public comment. I would like to note that we do have one individual signed up to speak in opposition for an item. However, they're not present on WebEx today.

    Okay. When we come to that item then we'll we'll just double check. All right, so uh before we get started I'm gonna do two things. Most of us have phones. If you have a phone, please put it on the silent position so it won't inter interrupt anybody that might be speaking. And for anyone who plans to give testimony or come up and speak I'd like you to stand, raise your right hand and be sworn if you do that right now.
