Go ahead. No problem. Um, I I'd just like some more clarification as to I know we we you know Patrick's been trying to protect um our white industrial spaces. So, you know, with the change with the change, what what does that mean for this area going into the future as far as Well Jesus uh Is it just gonna become a big commercial area or help help me understand that a little more?

Yeah, hi. Uh good afternoon. Um Terry, would would you like to um try to answer that question? I I can if you prefer.
Sorry, I can answer that. All right. Uh Dictarios Pitos Planning Development Department. Right. Um the Trinity Corporate Center is currently zoned I one, uh Euclidean zoning. um with IL future land use. um or it had IL future land use until recently when a comprehensive plan amendment was approved to change it to a plan development. The plan development necessitated this MPUD propo uh proposed amendment that's before you today. The reason for that is
to maintain the industrial status quo of the Trinity Corporate Center and carry that forward into the MPUD. The reason we're doing this is to straighten out a few interpretations that have occurred over the years through the that have occurred through the comprehensive plan, which enabled and allowed additional commercial uses to locate within the Trinity Corporate Center. uh using or borrowing so to speak entitlements from other areas. So in making this a PD and an MPUD, we're essentially enabling and
continuing to allow the con the current industrial status quo for the Trinity Corporate Center, plus the commercial uses that they have there today, such as Uh they have a couple of uses like a hotel's out there. There I think there's a self storage facility. I think And it
small developments. I I I don't remember them all off the top of my head. But this is basically maintaining the status quo.
So you'll be able to approve like retail uses and light industrial uses.

Um, it does, I guess, is that um and I didn't see, I mean, what's to prevent Just it all turning into commercial. Is that would that happen or are there mechanisms in place whereby that doesn't happen?

I do. Thank you. So to answer Chris's question, so the backstory here is that we had an e there was a question about how much square footage was allowed. And uh about ten or twelve years ago in Trinity Corporate Center, because keep in mind I L has always allowed fifteen percent of the land to be used for retail. And we got an interpretation letter Um and so essentially all we're doing now is
confirming the amount of retail that we already thought that we had. And what what David Goldstein brought to our attention some years after the uh opinion letter had been issued and relied upon. is that it was relying on some off-site acreage to create the amount of square footage that we had. And David did not want to be unfair to anybody in the area in question that was off site. So Trinity Corporate Center has always had a retail
component and will continue to have a retail component. There's only three or four unbuilt sites in there, and one of which were under contract for a brewery. which is gonna have a small retail component of it, like a a seating area. But in general, Chris, almost all of the Trinity Corporate Centers already in uh hotel light industrial office or the retail uses that are already out there. I think we have three or four small
parcels left to develop.

So you're not going to see a big up upswing in retail out there because the uses are already accounted for. And I might add, this MPUD does not include what we changed to C O M and C2 on the 54 frontage. It's just the back partial. And again, all we're doing is reconfirming what we thought we had all along on the amount of retail square. Okay.

Yeah, Mr. Chairman Mariano while Mr. Hobby's on the right-of-way. I noticed when I went through the documentation that you have down Uh A kennel And A dog a dog can in essence uh referred to the animals in their How does that fit in with the uh other items that were listed on that on your documentation?
Well, it's we went through and worked with staff on it, and we already have a series of uh deed restrictions that severely limit the number of retail uses that are out there. Our client thinks that, you know, on one of the last couple of parcels, there is a chance that we might have one of these higher-end doggy daycare overnights. We're not we won't have anything that has an Outdoor kennel. proponent to it, but we we would have one that has the possibility of being
almost entirely indoor, but they do have small dog runs that are outside. Do I think that's a likely end user? No, I don't, but Dewey Mitchell, who's the, you know, primary developer of the thing, didn't want to forego that use necessarily on our last couple of partials.
Okay. Well the wording is dog kenneled. That uh I'm not sure what the the municipal code for a dog count would be, but I think if I have would have concerns about that out there. If it's a if it's as you described it, a basically a kind of a a hotel for pets when people go out of town or need something like that. That that's one situation. But a candle itself I think of more of uh Uh of having places that are more outdoors where dogs
would uh be free to bark or it might be like a uh might be like a dog pound. So
right. Well I I would point out that it's in the in the list of of uses it says and we were trying to work off how it's worded in C two and C one already. So the way it reads now I think accomplishes your mission and mine, which says animal kernels and I added an additional description and overnight facilities. with indoor and outdoor dog runs, but then it says parenthesis kennels must be indoors. So we're not gonna have any old fashioned outdoor kennels with dogs
barking. That that we would not like that in Trinity Corporate Center.
