Uh good afternoon, Amy Heiler with Long Range Planning. Uh P sixty-five is going to be a large scale comprehensive plan amendment. It's the transmittal hearing for CPAL uh 21 or 2016, sorry, I thought it was 21 2016 Newport Corners. Uh the proposal is to amend the uh future land use element and map amendment to the future land use sub-area map two dash nine twenty five, located on the uh north and south of Decubelish Drive, north of Plath
Road along uh uh Little Road and the Little Road Corridor, sorry. And the resolution to that is to amend the flu maps 2-925 and amend Appendix Flu. So, what this is is a Newport Corners Future Land Use Amendment. This is not a map amendment, it is an existing feature land use that is set in place, and we are proposing a text amendment to make some modifications to the originally entitled land uses. There is an MPUD accompanying this as well that you will hear in
the next couple months. The proposed amendment is consistent with the following policies of the comprehensive plan. As you can see, it is located in the Central and Spring District of the West Market area. The uh aerial as you can see. Madam

So um there was an edit that was just um added to or just distributed. The edit is increasing the entitlements uh for 50,000 non-residential uses. We've been in negotiations on the MPUD with the applicants um to include flex split. They fec flex space uses within the Northeast Village as well as additional non-residential uses within that area. So what we're doing is just amending the text to include that to align with what was agreed upon on the MPD
conditions so they match.

James David Russell, it's a change in zoning from a C3 commercial light manufacturing district with specific use and R4 high density residential district to an AR agricultural residential district. Comes to you with a recommendation of approval from the Planning and Development Department and the Planning Commission.
