StarkeyChair

Well did they want to speak?

Moore

Done for the recording.

StarkeyChair

All right, uh this is a public hearing. Does anyone wish to speak on

MarianoVice Chair

Madam Clerk staff's not presenting in this?

StarkeyChair

I I don't know.

MarianoVice Chair

You're not presenting this?

StarkeyChair

That was it?

Okay, did I miss something? I was taking care of something. No.

Unidentified speakerVoice A

I think several board members want a presentation. Okay. We can do a presentation.

And staff recommends the Board of County Commissioners find the proposed amendment consistent with the comprehensive plan and adopt by roll call vote.

StarkeyChair

Okay.

Chairman

Mm-hmm.

StarkeyChair

Here's the

Chairman

applicant's attorney.

Barbara Wilhite

Good afternoon again. Barbara Wellhite, 6327 Grand Boulevard for the applicant. The purpose of the amendment from Res 9 to REST 24 is to be able to increase uh by 29 units. Currently the current land use designation of the property allows 38 units and we would we are proposing to go to 67 units. So it's a 29 unit increase. The rezoning currently is MF2. And uh we have a pending rezoning that will come to you, I

think, uh, October 11th, um, to uh MF3.

The it's a very unique site. It's uh I haven't seen very many infill projects. I remember when I spoke to the client the first time he he called me and I said, Well how many wetlands were on site? And he said What? And I said, What? And um he said, I develop in cities. I develop in LA. We don't have wetlands. So to have a developer who has a vision for a property In an area that that without infill investment

will continue to blight. There is existing commercial strips to the north, a couple of them. Really good Mexican restaurant to the north and carmelitas. Oh yeah. But um but and this kind of investment will change the area. Undercapacity schools. 54, that section of Old 54 is still an arterial roadway. Really interesting is our bus stops. We have a bus stop to the uh east. Um on fift on Little Road. There's

a s what's called a future express service bus service and superstop location is planned in the vicinity of 54 and Little, which is within a walking or biking distance to the south. Um so that's kind of unique. It's within your Spring District, the Harbors West Market Redevelopment and Infill Plan District. And I can answer any questions. We have um there's a notice on this on the on the property. Letters have gone out to neighbors. My

condos my client has worked with the condo association that is tucked up to the to the north of this piece of property, and uh we'd ask for your support. Thank you.

StarkeyChair

Okay.

So anyone um here who wishes to speak to this item?

StarkeyChair

We have no one signed up nor online for this item.

MarianoVice Chair

Madam Chair? Um Barbara, could I ask your question? It was probably a few months ago we looked at this. Um We talked about a few different accesses or w whatever. Did you make it give a site plan or any sort?

Barbara Wilhite

We don't have one with us today because we're at land use. We will be back for rezoning on the eleventh and can certainly bring a presentation of regarding the specifics at that time.

MarianoVice Chair

Okay, thanks.

Okay, okay.

StarkeyChair

Mm-hmm.

Okay, then um if there's no further questions, we'll lose Jack, is this your district or Christina, this is yours? This is mine.

Moore

I guess we can assume what it's gonna be, but I can't make that assumption at this time. But I would assume But I won't make an assumption, but We do want to go to Res twenty four.

Yeah, but we'll wait for the next turn.

StarkeyChair

Okay, so

MarianoVice Chair

Public element?

StarkeyChair

I did. I took public comment and there was nobody. So I just need a motion.

Motion to approve.

Is there a second?

Fitzpatrick

Why won't we have additional information?

Moore

Oh he

Unidentified speakerVoice A

can't hear.

Fitzpatrick

When will we have the additional information on the site plan?

Unidentified speakerVoice A

So I think Ms. Wilhite said that that even though it is a Euclidean straight zoning that she's coming back with, she would that they would be willing to discuss a site plan at that hearing. For zoning.

StarkeyChair

Okay.

Unidentified speakerVoice A

Second.

StarkeyChair

Okay, um it is a roll call vote.

StarkeyChair

District One Commissioner Oakley. District two, Commissioner Moore. District four Commissioner Fitzpatrick. District five, Commissioner Mariano. Aye. District three, Chairman Starkey.

StarkeyChair

Aye.
