Good evening. Liam Divine Planning Development. Item P fifty nine. Um PDD 23-7665 in the name of REMA Investments LLC Apple Enterprises Trust. It is a zoning amendment from R2 Low Density Residential District to C2 General Commercial District. The subject site is located on the south side of Catfish Lake Road and north of State Road 54. This is an arrow view of the subject site.

The surrounding future lanes use to the north is Res 6, to the east is COM for commercial, to the south is Res 12 and Res 3, to the west is COM for commercial, and then the surrounding zoning to the north is R2, to the east is C2, to the south is AR and MPUD, the Willow Bend MPUD, and to the west is R2. The subject site is currently undeveloped on approximately 8.39 acres. The applicant proposes to develop the property with a daycare and a restaurant in conformance

with the C2 General Commercial District standards for development. Access to the subject site is from State Road 54, a FDOP maintained arterial roadway with approximately 200 feet of right-of-way, and camp, Indian Head Road, and Catfish Lake Road. A county-maintained local road with approximately 50 feet of right away. The surrounding area is characterized by residential and commercial development, and the subject site has a future land use classification of comm commercial under the comprehensive plan. This

should look familiar because this was presented in front of the board on December 6th, 2022. This item was continued by the board. Since then, the applicant has volunteered to record a deed restriction for the property, prohibiting some uses, car washes, gas stations, vehicle service stations, repair garages, standalone drive-thru restaurants, self-storage facilities, and freestanding recreational vehicles. And boat storage. Additionally, the applicant has provided a deed restriction to provide a five-foot sidewalk

along the northern property boundary. Um and has a um exhibit for that as well. This is coming with recommendations for approval from Planning Commission and Planning Development Department. I'm here if you have any questions.

Hi, good evening. Uh my name is Veronica Sanchez, [address removed]. I live right behind the property I have been sworn in. I know it's been a long day for you guys, so I just wanted thirty seconds of your time. I had other residents with me earlier, but they all had to leave. But we wanted to show up in support of the developer and of the commission, and we wanted to give our thanks for involving our community throughout this process. Uh we also wanted to thank the commission personally for taking into account our safety

and our small community. We're only 28 homes back there. So the fact that you put the time in and also the developer has put in these deed restrictions, we are very thankful for that. Um one more quick note. I also wanted to mention what an outstanding job Liam has done. He has been instrumental in making sure that we are informed and I just wanted to go on record to say that he has been amazing and I wanted to thank him for that as well. So
