P41 comp plan amendment Res One to Commercial Shady Hills
What the county recorded
This item is not from the published agenda
It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.

P forty one. B forty one uh was published in the January third edition of the Tampa Bay Times, supplemented by affidavit of certified mailings and site posting.
Item P41 is in ordinance amending the Pasco County Comprehensive Plan, providing for a small-scale comprehensive plan amendment to the future land use map map 2-15 sheet 05 from Res One, residential one-dwelling unit per gross acre, to COM Commercial on approximately 4.00 acres of real property located at the intersection of Shady Hills Road and Helen K Drive. And providing for additional text amendments as necessary for internal consistency, providing for repeal or server ability in an effective date. And this is a rec this comes with
a recommendation to approve the proposed company supply moment and adopt the ordinance that we'll call the small-scale company supplyment.
Okay.
Commissioner Weightman. Thank you, Chairman Mariano. Well that's only four acres, so it doesn't fit really in the live local bubble, but it's not contiguous to another commercial piece that doesn't have any deed restriction on it. Is there?
Uh I believe there will be a deed restriction placed on the property that doesn't happen at the comprehensive plan stage. So
we'll make sure that in the bigger picture of this that it wasn't tied into a Neighboring parcel where we could find ourselves in a vulnerable Situation.
Yes, though we it's been the common practice now to deed restrict the properties at the zoning stage.
Uh do we hear any more from staff?
Uh this is a public hearing. Is anyone here from the public like to speak to this item?
We have no one signed up in advance.
Okay.
Anyone on WebEx? No sir, we do not.
Okay, so is there any anyone in the audience? You want to speak to the S.
Well I did have a question for staff.
Okay.
I'm looking forward to it.
Let me just finish public comment at this point. So So I'm gonna close public comments seeing no one come forward. Commissioner Starkey.
Um I know we talk about winding Shady Hills Road in the future. Is there someone from the right-of-way? Hmm. Terry or someone. Um M my question is are we reserving property to put a multi-use path in front of this? Do we know which if we're widening this road, do we know which side of the road we'll have? A wider pedestrian Opportunity and are we reserving that? I'm looking to see we've
asked for those kind of things to be in here, so I'm looking to see if it's in here. 'Cause I didn't have access to this yesterday, so
Good afternoon Commissioner Starkey County Engineer. Uh Count Plan does call for a four lane facility and uh the the typical section we would assume to bu build on this corridor would include a twelve foot multi use path, which presumably on the east side of the corridor, and that would be because of the location of three schools on the east side and the typical sections say put it on the east side unless there's reason to locate it on the west.
Well there is a park. Is the park on the west side? Is veterans on here or is that on the
Cruise Lake's on the right hand side?
And uh nothing else? Okay, is veterans on Hayes? Which which road is veterans on?
Uh this is on Hicks Road. Oh Hicks Road.
Okay, well I just want to make sure we are taking care of future mobility.
So Nick if I could sort of to follow. So if it's on one side of the road's a twelve foot path, the other one we'll at least have a look at least by five foot. Okay. Yep, by typical section, hundreds of the easy.
But V um multimodal connectivity throughout the whole corridor. And any right-of-way conveyance conditions we impose on development along the corridor is consistent with the desired right-of-way identified in our comp plan, the 124 feet.
But do we show that anywhere in here?
Very much.
Well this is at the comprehensive plan stage.
That's true. So you see it in the zoning. Every zoning. Okay. But I want to make sure the applicant is aware that it's coming.
Very good, Mr. Chairman Mariano. If I may answer m uh Mr. Weightman's uh Question more directly. The petitioner has indeed recorded a voluntary deed restriction on the Lib Local South. So it's already been done.
There you go. All right. Public comments closed. Any other questions for staff? If not, we need a motion.
Second.
All in favor say aye.
Aye.
