PC5 PDD207497 Albach RMH zoning continuance to October eighth
What the county recorded
This item is not from the published agenda
It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.
The source document
The county’s agenda for Planning Commission, Sep 3, 2020
The published PDF. Its text could not be extracted — it is an image-only scan — so nothing in it is searchable here, but it reads normally.
The county’s minutes for Planning Commission, Sep 3, 2020

What was said
Machine transcription of 4m of recording, with speaker names inferred from voice matching. 88% of 34 lines carry a name. It shows what was said, not what was decided, and both the words and the names can be wrong.
All right, so we'll move on to item PC five. PC five is PDD 207497. It's a zoning amendment. For Martin F and Donna L. Albach. It's a change in zoning from an AR agricultural residential district to RMH Mobile Home District with deed restrictions that limit the uses on the location to site-built homes only and limit the number of lots to a total of 100. On this item,
uh it does come to you with a recommendation of approval as it's in your packet. However, we've had some discussions uh internally and have found some information that we are requesting a continuance to the October 8th, 2020 Planning Commission meeting at 1:30 PM in Dade City. Um, I would like uh for the applicant to have the opportunity as to whether the applicant agrees or disagrees with this continuance, but that is the request. Request from the Planning and Development Department that
the item be continued to October 8th, 2020, at 1:30 PM in Dade City.
Okay, so if the applicant's present, we're the
applicant is virtually present.
Okay, we'd like to hear from
Good afternoon, members, Mr. Chairman and members. I'm Cindy Terrapani with Terrapani Planning Strategies. I am the authorized agent for the property owner, Mr. and Mrs. Albach. We have received a staff approval recommendation for approval last week on August 28th. So we were quite surprised to get an email Tuesday evening that this county wanted to request a continuance. We find believe that it's regretful that the staff didn't identify these concerns earlier so we could be working on them, but we will agree to a one-month continuance to the October
8th public hearing so that we can discuss these issues further with the staff.
Okay. And uh is that what the staff's requesting?
October 8th, just one month continuance, October 8th, 2020 at 130 in Dade City. All right. Hybrid virtual, possibly.
All right, is there anyone uh present to object?
No one hears and no one is here in opposition.
Move to continue to PC five to October eighth.
Okay. Peter Hansel, second.
All right. We have a motion and a second. Any further discussion?
Mr. Chairman, I got a quick question on this just for clarification. Yeah. I I don't know if this is the appropriate time to ask or if we should wait till the next uh meeting or the continued meeting, but um the zoning classification for this being uh RMH and land use is res nine for the area. I'm just curious. I know we've had this discussion before. about why RMH would be preferred over Res not should we handle that later or
We can we can handle that later, but we can touch up on it right now if you'd like. Um RMH, uh what the applicant's requesting is the lot width, 40 foot wide lots. The area is surrounded by our RMH zoning. So there's our according to your packet, there's RMH to the north and there's also RMH to the west. So um that those lot sizes have. um existed there and they are limiting their density to the comp plan. So
Okay. Yeah, I guess my question is just the future land use all around there. It looks like it's res nine is the future land use.
Yeah, the density that they're requesting is within the res nine classification.
Okay, Chris. More for more for my qualification than
anything else. Thank you. Thank you.
All right, uh we have that uh clarified then uh do we I think we did we have a motion? We have a second Okay. So all in favor of the motion by roll call.
