I'd like to welcome everyone today. We're the Planning Commission. We're appointed by the Board of County Commissioners and we meet twice a month. We serve uh as a local planning agency and we hold public hearing and transmit to the Board of County Commissioners recommendations on comprehensive plan amendments, land development code amendments, land uh zone rezoning and conditional use requests. Planning commission is definite Final decision making body for special exceptions, certain appeals, variance requests,
and certain alternative standard requests. However, final decisions may be appealed. to the Board of County Commissioners. If anyone is in opposition uh uh to any comprehensive plan amendment, plan development code amendment, rezoning, conditional use or any item uh where the planning commission transmits a recommendation to the Board of County Commissioners, it's important for you to de t to attend the appropriate Board of County Commissioners. And for those of you who are
not familiar with the format of the meetings, we have three sections. We have continuances. Those are items where the staff or the applicant has asked for continuance for any number of reasons and uh accustomed to grant those continuance requests unless we have extenuating circumstances. We also have uh consent items. Those are items that are on the agenda that we have not received any objection to. and by this from
the staff or from the public. We'll go through those items on consent one at a time. If you hear something on consent that you'd like to have heard today, we'll put it on the regular items and we'll move forward. When we're done with consent. Anything that remains on consent will be voted on all at one time. If your application is on consent And we vote to approve the consent agenda, then you're you'll be welcome to leave. You can welcome
to stay also. Then those regular items that we have are the things that will be fully vetted today. And uh we'll go through those one at a time and uh as we read those read them off the applicant will come up and make their presentation, the respondents or the people in the audience will have an opportunity to state their concerns or questions, and then the applicant will have an opportunity to respond to those questions. Um applicants
typically will have three minutes with their presentation and objectors will have three minutes to state their concerns. Then the applicant will have a period of five minutes to come back up and and answer any questions that were raised that may not have been answered. If there has been a a request at least twenty-four hours prior to this meeting in writing, extra time may be granted, and I think we had a couple of those. Um So um
I'm gonna ask you all to uh stand and be sworn, but before we do that, please any of you who have telephones or devices that might make noise, please put them in a silent position so we don't interrupt anybody that's speaking. And uh before we start the regular meeting, let me just say that we request that when you address the Planning Commission Comments are not directed personally against any planning planning commission or team member, but rather directed at the
