Okay, so I'd like to welcome everybody today. So we're the Planning Commission. We're appointed by the County Commissioners and we meet twice a month. We serve as a local planning agency and we hold public hearings and transmit to the Board of County Commissioners our recommendations on comprehensive plan amendments, land development code amendments. Resonnings and conditional use requests. Planning Commission is the final decision-making body for special exceptions, certain appeals, variance requests, certain alternative

standard requests. However, final decisions may be appealed to the Board of County Commissioners. If anyone is in opposition to any Land Development Code Amendment, Rezoning Planning Commission where the Planning Commission transmits a recommendation to the Board of County Commissioners, it would be important for you to attend the appropriate Board of County Commissioners. Those of you not familiar with the format of our meetings, with three segments generally, continuances. It's been our custom

to approve a request for a continuance from the staff or the applicant unless there are unusual circumstances. Consent items, those are items that we've not heard any objections for an application from either the staff or the public. Those items will go through one at a time. And if there's something that we read off that's on consent that you'd like to have discussed today, raise your hand. We'll pull it from consent and put it on the regular items. And the regular items are the are the

items that we will fully vet today. There'll be somebody here to make a presentation. and the audience will have an opportunity to ask questions if need be.

The applicants will have five minutes for to make their presentation unless they've requested extra time in 24 hours prior to this meeting in writing. And uh people in the audience if they have comments or concerns, they'll have each of them each person can have three minutes to state their concerns and then we'll come back up and respond to those questions. Um we also have time for public comment. Uh

and so before we start the regular meeting

We'll um ask if anybody is here for something to speak on something that's not on today's agenda. Uh before we s before we do that though, if any if you're here and you have a telephone with you, please put it on the silent position or any device that makes noise.
