And I was informed that that was a typo. It should say whatever the zoning category would permit subject to the restrictions, the voluntary restrictions, the development.

I don't have an objection to this case. I don't even actually have a question. I just have a comment because I'm seeing this come through on every commercial rezoning. There appears to be a blacklist. of C two uses. Standalone car washes, pre owned vehicle sales or leasing, cabinet, carpentry, plumbing, electrical, mechanical, welding, machines, sheet metal, or other similar trade shops, Warehousing and general storage, including mini warehouse self-storage, boat RV storage, vehicle or equipment

garage, auto repair. I use every one of these things. People use every one of these things. And if we start blacklist blacklisting them everywhere, where are they to go? Every one of these things that comes through in Connected City has this same restriction in it. And how big is how many square miles is Connected City? That means people are going the whole idea of this is you're gonna live, work, and walk all over, and now you're actually forcing people to drive miles and miles and miles to get these services that they can't get because we've blacklisted

them out of their neighborhood, because there's some perception that they might be overbuilt. And I'll acknowledge to you, I'm tired of seeing car washes on every vacant lot too. But that doesn't mean we're we're here planning for things twenty years in the future. It doesn't mean it's gonna be that way twenty years from now.

I agree with you, and markets should dictate that as well, as to how many car washes there should be

I so it's I'm not against the case. I have no intention of voting no against this case. It's just a comment. I see this coming through on all of the rezoning and I think we need to be very careful. Whether we're gonna drive gas powered cars or we're gonna drive electric cars. There's still gonna be car dealerships that we need to go buy these things from and if we prohibit all car dealerships, where are we to get the cars?

Yeah, to be fair, I think you may be painting too broad of a brush. I I'm not sure this particular case warrants this restriction, but Yeah. And some of the ones that you're seeing, they're coming in as with the sort of compact, walkable type commercial or mudderum type projects where Staff has determined these uses are not compact, walkable, retail uses. Now, that being said, I'm not sure this particular one. isn't a mudder room compact walkable community and it so

but I don't know staff's reasoning for the restriction here, but My point is that I don't think you could say that all that all commercials the same. Um 'cause there is some commercial where it's It's coming in a certain form. to maybe to get certain incentives, maybe to you know meet a certain development style.
