9:21So I'd like to welcome everybody today with the Planning Commission. We're appointed by the County Commission and we meet twice monthly. We serve as a local planning agency and we hold public hearing and transmit to the Board of County Commissioners recommendations, comprehensive plan amendments, uh comprehensive uh land amendments, land development code amendments, rezoning and conditional use requests. The Planning Commission is the final decision-making body Four special exceptions, certain appeals, variance

9:51requests, and certain alternative standards requests. However, final decisions may be uh appealed to the Board of County Commissioners. Running was in opposition to any development code amendment, rezoning conditional use, or any item where the Planning Commission makes a recommendation to the County Commission support. to create attend the appropriate county commission meeting. Those of you not familiar with the format of the meetings, we have three segments.

10:21We usually have continuances, we have consent, and we have regular items. So it's been our custom to uh approve request for continuances from the staff or the applicant unless there are extraordinary circumstances. And we'll go through the continuances one at a time. Then follow with the consent agenda items. Those items are where we have not received any uh comments from the staff or

10:52from the public. Uh and then we'll go through those each one at a time for any as we read them off there, if there's any that you want to have heard today, feel free to raise your hand and I'll recognize you and pull it off the consent agenda to go on the regular agenda. And the regular agenda items are the ones that we'll talk about today and be fully vetted. Um Applicants will have uh three minutes

11:23to make the presentation and objectors will have or or concerns, citizens will have, three minutes to state their concerns and ask questions. And following the presentation and the responses, the uh applicant will have an opportunity to come back, have five minutes to respond and answer those questions.

11:48If there's been a request at least uh twenty-four hours prior to this meeting in writing for extra time, uh it may have been granted. Has there I don't think there has been No
