Curley Road sidewalk development obligations

2:12:17I remember back in our BOPH and Metro days. This sidewalk's on curly. Isn't the responsibility of one of those developers to widen curly to four lanes to do that here anyway?

2:12:35When it was it I don't know if it was Craig and Water Graft.

2:12:39So it d it depends on what part of Curley you're talking about. You're talking about the northern close to

2:12:44take it there to fifty four.

2:12:48Then B O P H had a little bit of it, then we hit about overpass south. then that was supposed to be expanded by the developers all the way to fifty four. So I didn't know where that was related to the sidewalks because if they're want we're gonna take it from two to four, you don't wanna redo the sidewalks, I don't think.

2:13:09So Whoever whichever developer or the county that's responsible would be required to put in sidewalks with the new construction. Th there is a piece south of Overpass that was already done as two lanes by Craig Weber's group. Um there is a missing piece that There's no developer The controls it I think through the Who's a family that still owns that property? um that eventually the county would have to do that.

2:13:39So I'm not sure There's no there's no V UP each developer on the hook for the portion south uh for any additional portion south of Overpass.

2:13:48Okay, so the nut property that was sold on that side of it, are they gonna there are they expanding and widen that down to

2:13:55They have not come in for development yet on that piece. But if they do, yes we would Likely require that they they would be part of V O P H and they would likely get V O P H credits for doing that. So Yes, if that ever comes in for development we would require them to build that road for credits.

2:14:17And as they kept building, it clicked off more roads had to be put in. I remember that I mean that's been a while.

2:14:24I didn't know where we were at in that process, if we're getting ready to do that. I mean I don't want to delay the project, but we don't want to go to four lanes and have to redo it anyway.

2:14:35You you are correct that Connected City had an obligation to fund some off site roads. One of those is the road that goes into the VOPH superpark. That's the priority. Okay. But Curly Road South is also on that list as well. So there is a potentially some future funds that will come out of Connected City for that road. Does that answer your question?

2:14:57Yeah, I just didn't know where that was getting ready to trigger because there was a lot of a lot of houses, a lot of traffic, a lot of public moving up and down that. So I didn't know when that part was going to trigger.

2:15:09And to supplement what David just said, your memory is remarkable.

2:15:15It's like part of our lives then forever. Well, thank you both for paving the way, literally, for the request that we're making today. This segment of sidewalk would be on the west side of Curley from 54 up to Wells to service the existing residents. And then when development development comes in on the east side, which is the area that I think you're referring to, they would be obligated to at least consider the expansion of the road to four lanes and the construction of a multi-use pathway on the east side of the road. So nothing that we're asking for today would be throwaway. It

2:15:45would be useful construction in the interim period until we can get a better uh ultimate facility constructed for that corridor.

2:15:52I remember the Master Road plan at that time was there had there was a number triggered and then they were whoever, I can't remember where, from the credits, four lane was gonna go all the way to fifty-four anyway. Okay. I mean it wouldn't stay in two lane. Right.

2:16:16I just wanted to know what the trigger point was 'cause there's a lot of traffic window.

2:16:30And Randy one's one side has a multi use path and one side has a sidewalk.

2:16:35In this location the west side would have the sidewalk, the east side would be the multi use path.
