2:01Um and we have no minutes to approve. So uh for those who can hear that haven't been here before, finding commissioners appointed by the county commissioners and we meet twice a month. We serve at the local planning agency and we hold public hearings and transmit to the Board of County Commissioners recommendations on comprehensive plan amendments, land development code amendments, resilience and conditional use requests. The Planning Commission is

2:31the final decision making body for special exceptions, certain appeals, variance requests, and certain alternative standard requests. However, final decisions may be appealed to the Board of County Commissioners. If anyone is in opposition to any development code amendment, rezoning, conditional use, or any item where the Planning Commission transmits a recommendation to the Board of County Commissioners. It's important for you to attend the appropriate county commission meeting. And for those of you who are not familiar

3:01with the procedures, we are these are as follows. We have three categories, continuances, consent, and regular items. Continuances we typically uh grant coming from the staff or the applicant unless they're extenuating circumstances. Uh on consent. We uh will go through those items one at a time. If there's anything on consent that needs to be pulled, um people at the uh at the podiums

3:31at the di uh will have to uh let us know so we can pull them from consent. Otherwise, um there are no objections. We'll stay on consent and they'll be voted on at one time. Then we have regular items. Those are items not placed on consent and not continued. And they'll be discussed one at a time. Applicants will have three minutes to make their presentations and uh citizens will have three minutes

4:01to state their concerns. And following that then the applicant will have an opportunity to rebut or answer any questions.
