So I'd like to welcome you today and the Planning Commission is appointed by the Board of County Commissioners and we meet twice a month. We serve as a local planning agency and we hold public hearing. and transmit to the Board of County Commissioners Recommendations. on comprehensive plan amendments, land development code amendments. and conditional use request. Planning commission is the final decision making body. For special exceptions. certain appeals, variance requests, and certain alternative standard requests.
How our final decisions may be appealed to the Board of County Commissioners. Anyone is in opposition to any land development? code amendment or rezoning conditional use or any t any item where the Planning Commission makes a recommendation. to the Board of County Commissioners. It will be important for you to attend the appropriate Board of County Commissioners. To follow up on that. And we have those dates available if you if you need them.

For those of you aren't familiar with the meetings, uh besides weird sounds, we also have Continuances. consent agenda and regular items. Um we're gonna go a little go a little bit out of order today, but just to tell you what they are Um continuances are things that we applications that we have have been brought to our attention and either the staff or the applicant has r has uh requested a continuance for
unless there are extenuating circumstances, it's been our custom to grant continuances as a uh request. And uh then we have consent items. Those are items that um Well we have not received any objections or concerns. from staff or uh the public. Those items will go through one at a time. As I read them off. Uh if you hear me say one that you'd like to have heard today or you'd like to speak about or have
questions about. Raise your hand and we'll pull it from the consent items and we'll put it on with the regular items. And the regular items are the items that we fully discuss and vet today and and vote on. So Um Applicants will have five minutes to make their presentations. And concerned citizens will have three minutes to state their concerns. And then the applicant will have an opportunity to come back up and respond to any of those concerns. Um
