Good afternoon, Amy Heiler with Planning and Development. The matter you're s you're hearing on right now is special exception uh S3 or SE 7366 in the name of Ronaldo Orese Fernandez.
The subject property is located in the south central uh c of south central Pasco County, on the north side of Leona Lane, approximately a hundred feet east of Bonnie Blue Drive. The special exception is requesting a home occupation for dog grooming in an AR agricultural residential district. Uh the reason why you are hearing this is because on June 14th, 2018, the applicant was issued a code violation for this matter for
operating a dog business within an AR district.
Access to the site is from Leona Lane, a 25-foot privately maintained limerock roadway, subject to an ingress-egress access easement recorded in OR Book 8003, page 65.
And your surrounding zoning is characterized by residential uses. And your surrounding land use is also characterized by resil residential with a future land use of res three, uh residential three dwelling units per gross acre.

And this is a visual of access coming from uh Bonnie Blue Drive to Leona Dri to Leona Lane. Leona Lane coming in through the cul-de-sac to her drop-off area, which is where she essentially drops off her uh uh customers drop off the dog. She picks up the dog, takes it back into the shed, grooms, and it's you it's basically just the local community that is uh doing this. Her operation is two dogs, no more than two dogs
or two customers uh per day. after the hours of three PM so it's not that many. Um and they just drop off at the cul-de-sac. She picks them up, takes them to the shed, and they usually come back within about 10 to 15 minutes. So with that being said, we approve the uh special exception with conditions pursuant to LDC section 530.21 of a home occupation. I'd be happy to answer any questions and the applicant is also here.
