This is a change in zoning from an AR agricultural residential district with conditions to an AR agricultural residential district in east central Pasco County on the southwest side of U.S. Highway 98 and approximately 300 feet north of Townsend Road, containing about 3.32 acres. The
site is located within a RES III, res residential three dwelling and square gross acre future land use category. And the applicant has made this application with the intent to subdivide the parcel in conformance with the AR Agricultural Residence Residential District standards for development. That subconditions ultimately do not naffly. Uh if we are to allow uh this site subdivide, it would uh remove the ability of other property owners to build involves uh for of their own subdivision. The subject site consists of a mobile home on approximately 3.3 acres. Its access is from US 98. The subject site is located 6,850
feet, quite a bit of distance from the nearest conceptual uh trail, which would be the With Lapucci Trail. Uh the applicant has volunteered to record a local lead restriction on the site, which aims to remove. And we we aim to remove the condition of approval number one in RZ661. There shall be a cap of four dwelling units on the easterly 10.02 acre parcel and a cap of six dwellings on the westerly 4.4 acres for a total of 14 dwelling units. The recommendation here is to approve
the zoning amendment and then direct the planning, development, economic growth department. To process a county-initiated rezoning from an AR agricultural residential district with conditions to an AR agricultural residential district to remove the conditions imposed on the remaining parcels party to rezoning petition number 6618.
