Alright, I'd like to welcome everybody today with the Planning Commissioner and we meet uh twice monthly. Uh we're appointed by the Board of County Commissioners. We serve as a

local planning agency. And we hold public hearing and transmit to the Board of County Commissioners our recommendations and comprehensive plan amendments, plan development code. Amendments, resignings, and conditional use requests. Planning Commission is is the final decision-making body for uh special exceptions, certain appeals, variance requests, certain alternative standard requests. However, final decisions may be appealed to the Board of

County Commissioners. If anyone is in opposition to any land development code amendment, rezoning, conditional use or any item where the planning commission makes a recommendation to the Board of County Commissioners. It will be important for you to attend the Board of County Commissioners meeting. Those of you not familiar with the format of our meetings, we have three sections, a section for continuances. consent items and regular items. Consent items are typically

those items that um where the either the staff or the applicant has requested a continuance for any number of reasons. It's been our uh uh to uh tradition to approve such requests unless there are extenuating circumstances. And I don't believe we have any requests for Canadians today, is that right?

Okay. Uh then we have consent items. And those are items where we've not received any objections or letters of concern from the public. And those will be on consent, but I don't think we have any consent items today. But we do have a regular item and that's an item that'll be fully vetted today and people will have an opportunity to come up and ask questions and get responses and also there'll be presentation by the applicant the applicant's representative applicants will have

uh Up to five minutes to make their presentation. Questioners will have three minutes and then Apple will have an opportunity to come up and answer any questions that are still outstanding. And then we also have a period right now we're gonna have for public comment. If there's anybody here to discuss anything that is not on today's agenda, this would be the time to do it. Before we get started, two things. Please
