What the county recorded
This item is not from the published agenda
It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.
The source document
The county’s agenda for Planning Commission, Feb 6, 2025
The published PDF, as served by the county. This item is one entry in it.
What was said
Machine transcription of 5m of recording, with speaker names inferred from voice matching. 90% of 29 lines carry a name. It shows what was said, not what was decided, and both the words and the names can be wrong.
To call the meeting to order, please. You'd stand for a moment of silence and pledge of allegiance.
I pledge allegiance to

United States of America and to the Republic for which it stands, one nation, under
God, invisible, with liberty
and justice
for all.
Madam Clerk, will we have the roll call, please?
Mr. Damage Ronnie. Here. Here. Mr. Matthew Munts.
Here. Here.
Mr. Chris Williams?
Here.
Chairman Charles Gray.
Here, and I apologize for calling him Madam.
Mr. Clerk. Yeah.
So uh could we have the uh approval publication please?
November 27, 2024, I have a data certified mailings and site postings.
All right, thank you.
Nope. Okay.
All right, so I'd like to welcome everybody today. Looks like we're gonna have a busy meeting. Um We're the Planning Commission and we're appointed by the Board of County Commissioners and we meet twice monthly. We serve as a local planning agency and we hold public hearing and transmit to the Board of County Commissioners. Our recommendations on comprehensive plan amendments, land development code amendments, rezoning and conditional use requests. The Planning Commission is the final decision-making
body for special exceptions, certain appeals, variance requests, and certain alternative standard requests. However, final decisions may be appealed to the Board of County Commissioners. Anyone is in opposition to any Land Development Code amendment, rezoning, conditional use, or any item where the Planning Commission transmits a recommendation to the Board of County Commissioners. It would be important for you to attend the appropriate County Commission meeting. We
have those dates available if you don't have them. Mm-hmm. For those of you who are not familiar or haven't been here before, we have three segments of the meeting that we deal with. As we go through the agenda items, we have continuances, we have consent items, and we have regular items. The continuances are Items where we have not received any objection and the staff has not objected and we typically would grant a continuance
unless there are some unusual circumstances. On the consent items, those are items we'll go through one at a time. Anything that's on consent. And once we raise that item for discussion, if you'd like to have it heard, raise your hand. We'll have it removed in consent and we'll put it onto the regular items. Regular items are those items that will be fully vetted, and everybody will have a chance to speak, both the applicant
and anyone that has questions about it. Um Uh applicants and we're going to try to uh uh maintain uh a strict uh application of this is that applicants will have five minutes to make their uh presentation and objectors will have three minutes to state their concerns. And then following those concerns. The applicant will have an opportunity to come up and answer any questions that
were raised during the meeting. and uh take it from there. Um
If there's any any uh buddy that has asked for extra time in writing, at least twenty four hours prior to this meeting, uh such time may be granted and I believe there is one, isn't there?
That's correct, Mr. Chair. There was one request
for twenty minutes. Okay, and I think we granted that, right? That's correct. Right. Okay. So before we go any further, would you be pleased if you have your phones with you please put them in a silent position so they won't disturb anybody that's speaking so everybody can be heard.
