Yeah, welcome today. We're the Planning Commission. We're appointed by the Board of County Commissioners and we meet twice monthly. We serve as a local planning agency and we hold public hearing. And transmit uh to the Board of County Commissioners recommendations on comprehensive plan amendments, land development code amendments. rezoning and conditional use requests. Planning Commission is the final decision-making body for special exceptions, certain appeals, variance requests, and certain alternative standard requests. How our final decisions may be appealed

to the Board of County Commissioners. Anyone is in opposition to any development code amendment, rezoning, conditional use, or any item. Where the Planning Commission transmits a recommendation. To the Board of County Commissioners. It's important for you to attend the appropriate Board of County Commissioners meeting. We have those dates available for those of you who may Wish to do that. Uh for those of you who are not familiar with the format of the meetings that we do here. We have uh Three

different segments. We have continuances. And it's been our custom to Uh approve continuances that are requested by the staff or the applicant unless we have extenuating circumstances. We have a consent agenda. That's an agenda that's part of the agenda where the items have Not received any objections from public or or staff. And uh those items will be on consent. We'll go through them one at a time in case there is something on consent that You want to speak to today? Bring

it up. Raise your hand if you'd like to have it taken off consent. We'll take it off consent and it'll be discussed today with the

Uh group of uh applications. And those items will be placed uh before us we read individually for us to go over today and you'll have a full chance to hear those presentations and make comments that you feel are Appropriate. Applicants will have three minutes to make a presentation. unless they express uh uh uh requested additional time and the um people in the audience, most of you who have questions or concerns will have

Three minutes to come up and uh and state your concerns. Following those concerns, the applicant will have an opportunity to come up and uh answer those questions, hopefully to your satisfaction. Um
