Yeah. Uh, Mr. Chairman, there your procedures are there are two rezoning agendas, regular and consent. Staff will present each application to the Board of County Commissioners. If staff or planning commission has recommended approval and there is no opposition, the application will be considered by the board without further presentation. If staff or planning commission has recommended denial, or if there is opposition to the application, the applicant will be given. five minutes for presentation, the opposition will be given three minutes for each individual or five minutes

for a group representative, and the applicant will be given three minutes for rebuttal. Any individual disagreeing with staff or planning commission recommendation, or anyone wishing to object to any condition of the rezoning may at this time request that the petition be pulled from the consent agenda, in which case that application will be heard under the regular agenda later on during the meeting. Otherwise, all rezoning applications on the consent agenda will be approved by a single motion and vote. If you wish to speak to any petition, please

give your name and address and whether or not you've been sworn for the record. These are quasi-judicial public hearings. Item P55 is a zoning amendment in the name of R Property Investments LLC, R R Property Shady Hills. It's a change in zoning from an AR agricultural residential district to a C2 General Commercial District located in northwest Pasco County on the east side of Shady Hills Road, approximately 784 feet north of the intersection. Of Shady Hills Road in Flourteen. Floralton, excuse me, drive, containing approximately one acre.

This comes before you with a recommendation to approve.

So uh if you see the aerial imagery here, this is the full parcel. But the little corner that's right there is what's being proposed. The rest is is essentially part of um an easement. So that easement is going to remain as is we've already Who owns that easement? Um it is the gas easement. Uh Florida Gas, I think it is.

Yeah, right now it's a gas easement, um a natural gas easement. So we did coordinate with them. They went out to the site to ensure that the proposed rezoning and what they're planning to do on this site would not impact the easement itself. Um and they confirmed that it will not. And

Yeah, it's ROR and C two. So you can see the C two to the north, so it's already a budding C two. And then this entire area is R O R and the actual easement that we were discussing is calm flu. So it's generally the bottom end of that commercial node that's in that area.

And it looks like it goes right to Land from Lancer Rudas probably the connection point's gonna be, so it's actually a good fit.
