From res six residential six swelling units per acre to commercial to allow for the development. Uh acre uh three point nine three point three nine acres located on the west side of Moon Lake Road, two miles south to State Road 52. Here is a site location located in the central
market area. Here's a contact map, the subject property being the Red Star, Moon Lake Elementary being located on the west side of Moon Lake Road, Trails, the Caribbean Mobile Home Park located to the south. Baywood Forest Subdivision located to the north and wetlands that surround the property. Here's an aerial with the uh proposed access point at Boatswing Drive. Here's the existing feature land use for six and proposed
feature land use of com commercial. Uh the subject property met the conditions less than four acres in size for a comprehensive plan amendment to the comm flu classification under policy one point six point four, neighborhood commercial uses. Oh we we want to do um we're doing we want to do commercial because we want to do um a small scale um commercial and we want to do a um open RV storage. I get very nervous talking in front of people. Um and so we're just following the process. This is new for us. Um and we've been in Pasco County for fifty years. Years. We've lived there, like 30.
So
you want
to do R V storage?
Open R V storage on 3.39 acres, or really it's gonna probably be two and a half of that. Um that's all we want to do. And the adjacent property is we're gonna leave it as our pasture land. That's our plan. Uh any questions?
The question that you'll probably get asked at the board level is
Are you willing to restrict the property at the time of rezoning to being just commercial and not
new bill that went in, yeah. We we for that three point three nine acres not a problem.

I was just adding, I mean I pulled it because I th I didn't know what kind of commercial it was. I didn't know if it's going to be like a strip center or something. So that was the reason reason why I pulled it. So now that it's you know, I know what it is now. It's fine.

Yeah, because that I mean the re it it's the land use doesn't restrict what it's gonna be I mean they can do anything in that I mean once it's land use owned it can be anything. Yeah,

No, it's just I I mean mean it's a good idea. With the c the complaint for a long time they don't want strip development 'cause you ha you know, those strip centers, just think of those. And they had them all along nineteen. You know, they for th some extent they didn't have them along Little Road. And so I just when I saw this I'm like, Oh, what are they putting it here for? And so That was the concern.

So I realize uh can I speak? I realize if you approve this and it does say commercial, you know, you can follow the guidelines for whatever that is. If I needed a condition thing to say that I was only gonna do my open RV storage, I'd be open for that if that was okay.

be at the rezoning
and
you are gonna be doing a deed restriction for Lib Local anyway. You could restrict it. to particular uses uses in that deed restriction if you felt if if staff or you or the planning commissioner board felt that restriction was important.
The board considers the restriction on the local important. So

The Lib Local Act restriction I guarantee you the board will consider that to be important.
They're not going to want to see this become commercial use become affordable housing. It
it's
whether you further restrict it to B R B and boat storage is is probably something that can be addressed at the time of rezoning.

again that'd be done at rezoning it wouldn't be done now.
