2:30All right. Again, I'd like to welcome everybody today and we're the Planning Commission. appointed by the county commissioners and we meet twice monthly. Uh we serve as a local planning agency and we hold public hearing transmit to the Board of County Commissioners recommendations On comprehensive plan amendments, land development code amendments, rezoning and conditional use requests. Planning Commission is the final decision making body. for special exceptions, certain appeals, variance requests, and certain alternative standard requests.

3:01However, the final decisions may be uh appeal to the Board County Commissioner.

3:08uh recommendation that we make to the Planning Commission, it's important for you to attend the appropriate pro uh County Commission meeting. For those of you who are not familiar with the procedures we follow here, we have three segments, continuances, consent, and regular items. Okay, uh it's been our um A custom to grant continuances when requested by staff or the applicant? unless there are extenuating circumstances. We have uh items

3:38on consent. We'll go through those items uh one at a time. Anything that uh You hear that it's on consent that you'd like to have discussed, raise your hand when I Uh call it out. And uh and we'll pull it off consent for discussion. And that'll go on to the regular items. Those are items that we will hear fully today. from the applicant and from anyone who has questions about it. Might be happening.
