PC2 PDD207497 Allbach change in zoning to RMH
What the county recorded
This item is not from the published agenda
It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.
What was said
Machine transcription of 3m of recording, with speaker names inferred from voice matching. 92% of 37 lines carry a name. It shows what was said, not what was decided, and both the words and the names can be wrong.
Following item is PC2. This is PDD 207497 in the name of Martin F and Donna L. Allbach. It's for a change in zoning from AR Agricultural Residential District to RMH Mobile Home District. This comes to you with a recommendation of approval and also want to tell the Planning Commission that the applicant has voluntary. agreed to record a deed restriction that limits uh the uses to 100
single-family detached dwellings, prohibiting mobile and manufactured homes. and that prior to the first develop preliminary development plan or within 180 days of the s of the approval of the rezoning, they will enter, the developer will enter a development agreement with Pasco County to provide drainage and retention areas for Morris Bridge Road. Again, this comes here with a recommendation of approval.
Okay, and the applicant's present habitually?
The applicant is virtually present.
All right. Is anyone here to object?
No one here to object.
Okay. Do you have a question, Jamie?
I just have one quick question. I see in the agenda memo it says 100, but in the deed restrictions, I think it says 120, doesn't it? Okay, we will have to clarify
that.
If you would please let the applicant clarify, please.
Okay.
Excuse me, Mr. Chairman Mariano. Can we swear in anybody before?
Okay, great.
All right. If anybody's gonna speak on any of the items today, can you please raise your right right hand? Do you swear or affirm the testimony you're about to give is the truth to help you God?
Yeah. Thank you.
Come on. Ms. on for this item.
I couldn't understand.
Ms. Terra Panny is on for the item.
Oh okay. All right. I don't s I don't see her, but okay.
Uh yeah.
We'll just need
her to clarify the number of units. Good a good afternoon, Mr. Chairman and Members.
Oh there you are. Okay.
Can you hear me now?
I hear you and see you.
Thank you so much. My name is Cindy Terrapani. I am the authorized agent for this application. We originally put 120 units in the deed restriction because that's the magic number that requires an MPD. Based on the site planning that we have done, the maximum number of units we will have are able to fix the site is 95. So we can simply revise that before it goes to the board for the 95
lots.
And I'm happy to answer questions you might have.
Any other questions we have?
Thank you, Cindy.
I did have a comment, set up questions.
Sorry.
I had a comment.
Sure.
Just so Cynthia, just for the record, this would be subject to school concurrency and also school impact fees. We didn't get a chance to review it, but I just wanted to put that in for the record. Just like normal.
Yes, um thank thank you, Mr. Tanella. We're well aware and we'll certainly uh um go through that process when we go to the uh keep the next step into development.
Okay. All right, Sandy, thank you very much. Uh, if there are no other questions, we'll move on to the next one.
