So I know that probably many of you who are here today have not been here before, so I'll go through the um the instructions on how we proceed with it with our meetings. Uh it's divided up into three segments and uh We're with we're the Planning Commission. We're appointed by the Board of County Commissioners. And we meet twice monthly. We serve as a local planning agency. We hold public hearing and transmit to the Board of County Commissioners. Recommendations

on comprehensive plan amendments, land development code amendments. rezoning and conditional reuse requests. We are the final decision-making body for special exceptions, certain appeals, variance requests, and certain alternative standard requests. However, final decisions may be appealed to the Board of County Commissioners. If anyone is in opposition, To any comprehensive plan amendment, development code amendment, rezoning, conditional

use, or any item where the Planning Commission transmits a recommendation to the Board of County Commissioners, it's important for you to attend the appropriate Board of County Commissioners. We do have those dates available for you if you have any questions about that.

For those of you who are not familiar with the procedures, uh we have several sections here. We have continuances, and it's been our custom to approve the a request for continuance by the applicant or the staff unless there are extenuating circumstances. And um We it but it's been our tradition to approve them unless there are. We have a consent agenda and there are there are items where we've received no objections from the staff or the the public. Those

items will go on consent agenda. We'll go through those one at a time. If there's anything on consent that you'd like to have heard when we read it off, uh just raise your hand. We'll be glad to pull it for preferred discussion. And uh it'll go on to the regular items. So the we and then the last is the regular items or are the regular items. Those items are uh the anything that's not placed on consent or approved for continuance. And they'll be part of the regular agenda and discussed one

at a time. Applicants will have three minutes to make their presentation and objectors or questioners will have three minutes to state their concerns. Following the presentation then the uh Objections uh to the applicant's application uh may be addressed by the applicant and they will have five minutes unless they've requested additional time, at least twenty-four hours prior to this meeting. We have had uh some requests for additional time uh

from uh the applicant and and also the uh uh objectors. Uh I think there are two Two uh groups of them represented by attorneys. Um and uh we want to give everybody an opportunity to state their concerns. What we ask is that we try to not state the same concerns over and over. Once we hear it, you know that's we're we're good with that.
