Okay. So I'd like to welcome everybody today. Uh and also just mention that we have a uh a guest today on the dais. David, would you like to introduce your guests?
Yes. Um Liz Smallwood is an extern in our office from Stetson. She's helping us for the semester with some projects and she's getting a first hand experience of what it's like to be with the Planning Commission. So hopefully you all don't offend her today.
We'll try our best. Please be on your best behavior. Thank you.

As much as you all would like to. Okay. Well thank you and Robert.
So we're the Planning Commission. We're appointed by the Board of County Commissioners and we meet twice monthly. We serve as a local planning agency and we hold public hearings and transmit to the Board of County Commissioners our recommendations on comprehensive plan amendments, land development code amendments, rezoning, and conditional use requests. The Planning Commission is also the final decision-making body for Special exceptions, certain appeals, variance requests, and certain alternative standard requests. However,
final decisions may be a poor uh appeal to the Board of County Commissioners. So if you um anyone anyone here is in opposition to a recommendation that we make to the Board of County Commissioners, it's important for you to attend that Board of County Commissioners. And we have those dates available if you need it.
Um so for those of you who are not familiar with the uh uh format of our meetings and the procedures are as follows. We have three sections, we have continuances, we have consent items, and we have regular items. Can uh continuances are normally where the staff or the applicant has requested a continuance for any number of reasons and it's been our custom to grant those continuances unless there are extenuating circumstances.
Then there are consent items. Those are the items on the agenda that uh we have not received any objections to, letters or calls or notifications of objections or any objections by the the staff. Uh those items will be read one at a time and then um if you have an objection or you'd like to have it discussed in full, raise your hand when we bring it up and we'll pull it from the consent agenda and put it on the regular items. Those are the items
that are fully vetted. Um and we'll talk about them. And the applicant will have an opportunity to make a presentation and then anybody in the audience will have an opportunity to come up and ask questions or state their concerns. The applicant then will can respond specifically to those concerns.
The uh times are limited to three minutes uh for the presentation, three minutes for the questions each for each person, and five minutes for the response to the questions. Um
There if there has been a uh request at least twenty-four hours prior to this meeting in writing, we may grant additional time. Uh and I don't think we've received any requests. Have we, Denise?
