It's a zoning amendment for trust number 7541207 Land Service Corporation Trustee for a change in zoning from AR

Agricultural Residential District, AC Agricultural District, and C2 General Commercial District to a C2 General Commercial District and an I1 Light District. Industrial park district. Again, the recommendation is a continuance to the January 7th, 2021 Planning Commission. Meeting at 130 in Dade City. Um Not sure if uh Mr. Dirkowitz, uh who is at the uh kiosk, uh would like to speak. Um I believe that and and

David might want to chime in if he is allowed. I'm not sure if he would be allowed to speak today or if he would speak then at the next planning commission meeting.

I'm here to voice opposition to any zoning change to this area. First off, uh the zoning change requested and been approved along the line is inconsistent with the with the uh county plan. with the comprehensive plan. Secondly, uh your own uh compatibility chart that's found in the comprehensive plan does not find compatibility in the zoning requested with the surrounding area. In fact, it specifically exempts the Northeast

section from a transitional zoning. Uh thirdly. The property uh sought to be rezoned is protected under the uh the northeast uh quadrant overlay and it's supposed to be maintained in a rural area. What you're doing here, what you're asked to do, is spot zoning plain and simple. You're asked to rezone a piece of agricultural property, which is surrounded by agricultural property. Except for the employment center. uh as to resonate it to light

industrial. Um Your own um Policy uh Which is uh uh

Fala C section FLUA7 commercial nodes limits the commercial development to 660 feet square along the roadside and going back. And what you're doing, what you're done here or what you're asked to do here. is to rezone a huge chunk of property, probably to a tune of about 45 acres, as commercial. That's not allowed under your own comprehensive plan, but under your own future land use requirements. Also

there's an except there's uh that policy refers to 1.6.1, which talks about commercial development in land that was already zone commercial. This was not. There are only eight pieces of property in the county that are considered employment centers. This is a specific zoning. for a specific use, what you're asked to do here is to destroy them. Now is that the two-minute warning? Okay. So uh what I'm saying here is that

if you go ahead and do this, what you're doing is opening the door for commercial and industrial development in the entire Northeast section. Because you, in good faith, cannot argue later on that this is just a limited application. It's not. You're sticking commercial zoning and industrial zone. in the heart of Northeast Rural Pasco County. What you're doing is you're destroying it. Now you'll move on and you'll move out of state, but everybody else is going to be stuck here with a bad decision

on this item. Thank you.

Um We will I have taken notes of um of what's the uh neighbor, um I guess representing his wife um has set stated and uh we will be prepared to uh to address um any of those concerns at the actual hearing that we're requesting occur on January seventh.
