    George Romagnoli Nice to be up here again. My name is George Romagnoli. I had the honor of working for this county for 25 years, all in community development. Fifteen years as a director. I'm now the Senior Vice President of Neighbor Lending Partners, a community development financial institution. That funds affordable and workforce housing. And for six years I was chairman of the Florida Housing Coalition, which is the principal advocacy group for housing in Florida. I'm not speaking for them though, I'm speaking for myself, a resident of Pasco County for most of my life, with knowledge of how affordable housing is developed. When Live Local became law, I was skeptical. Even with increased density and height allowances, how could a developer build affordable housing without subsidy? I decided to underwrite a live local project. And I found out I was wrong. In areas of moderate property values, live local works. In most of holiday Port Ritchie, New Port Richey, Dade City Hudson, it will work. In areas of higher values like the Interstate M fifty six or
