There is a substantial modification in the name of rezoning petition seventy six eighty eight River Ridge MPD accompanying this comprehensive plan. The subject site is located on the central market area. Here's a photo of a context map. where the subject sites are located on Ridge Road and Moon Lake Road. Here's the site location, a little bit more context with what you have surrounding the three parcels. Here is the transportation network map. We got Rish Road. Two parcels on Reach Road and we got one parcel on Moon Lake Road. There is an eight foot multipass trail, Moon Lake Road eight foot multipass trail on reach road and a twelve foot multipass on reach road extension. Here is a map of the S16 uh future land uses.

And but you gotta remember timing's perfect. If it had been done twenty three or thirty years ago, we wouldn't have a Moffat like we have there today. That serves all of our pizza. So timing's very important things done and and timing on this with the hurricanes and all that we've just had. Uh proves that we do need these sites to help us in these flood limits.

Providing for a comprehensive plan amendment to the future land use maps 2-15 and sheet 10, changing from Res 6, residential 6 milling units per gross acre, to COM commercial on approximately 1.72 acres. Of real property located on the north side of Ridge Road, approximately 180 feet east of the intersection of Broad Street and Ridge Road. Parcel P two seeks an increase from the height limit from forty five feet to fifty feet. The conditions of approval have been revised to codify the prospective changes to these parcels. It's our location map. In red we see the River Ridge and Puty boundary. Generally located on the south side of Ridge Road, a portion of River Ridge Mputties located at the northeast intersections of Ridge and Moon Lake Road. De Cubulus Road is the main thoroughfare of River Ridge and Beauty. Our zoning map proposes not a change of zoning. The site maintains an MPUD zoning and will maintain an MPUD zoning by approval of this action.

I mean think about Ridge Road sat for 23 years up there. For you to get this project to come forward Uh just phenomenal. But I think you can go look at the one project we said we got a shared cost on is Anclo. I think you should go right to Chuck Lane right away.

Starkey That's a that's a pretty neat trail opportunity and um Swift Mutt manages I believe and um they had closed it off to pedestrians, which was kinda crazy. So I I I got it back open for the equestrian people to be able to ride down the sides. But um it's a beautiful channel that goes from our county up to Hernando.
