    Ebro Stevens

and the existing zoning showing the parcel as a C2.

Staff recommended that the local planning agency find the proposed amendment consistent with the comprehensive plan and to recommend approval to the Board of County Commissioners.

    Charles GreyChair

    Okay.

    Ebro Stevens

    Questions?

    Charles GreyChair

All right. Do we have any questions?

    Chris Williams

Yeah, the questions I have is it going to become commercial property and the Western Chapel Boulevard in that area has seen significant uh traffic because of the uh I was gonna say the major golf course I don't open up there, but it's because of the s uh Sierra, it's because of the uh Oh God, I can't think of the name of the Popster. It's the what? Popstrove Town Center. Thank you. That's what I need. Cyber Creek Town

Center. That that that entire area has grown significantly. And I I just want to know the traffic pattern that will that will be um Plan for the future, you have Stagecoach, which is a community that just had a light plug in, I believe, not long ago, in the last probably six months or less, and the traffic's already backing up there. How how are they going to develop this how? When they develop this area,

how will they move? uh the traffic in and out of the area and how much traffic pattern will be developed for that area. And um do you have this one? Yeah. Um

    Barbara Wilhite

Hi, my name is Barbara Wilhite. Nice to see you all this afternoon. [address removed]. I get to take the night off after all this. So a couple things. This is kind of a unique thing because it's what's called a conflict zoning. This property is is currently zone C2. And it has a business on it. True. But the comp plan's in conflict with the zoning. And the county did Com planning. When I just got out of when

I was in college, beginning my college career. In 1990, by state statute, the county was had a year to clean up these conflicts. 1990. Clean up these conflicts between zoning and then the land use. And so that's what we're doing today. However many years that is. I've grown I've grown a little old since I was in college. I'm here to clean up your comp plan for this property. And so it it got a res three designation, it's COM, it's used commercially, it's got C two zoning, it's had C

two zoning, they pay taxes on C two zoning. But what happens is when the property changes hands, everybody looks at it and goes, Oh my goodness It's res it's land use for residential, not for commercial. So I'm here to clean up with staff is to clean that up. so that the land use matches the zoning and the use on the property. To answer your question about Wesley Chapel Boulevard, David probably knows better, but it's a fully funded improvement to Wesley Chapel Boulevard that's underway. Um

    Chris Williams

true. So I read something on that, but you're looking in almost a decade down the road before it becomes four lanes is

    Jaimie GirardiVice Chair

that's I don't think is accurate. I think it's one of the highest priority projects in the County CIP. I don't know if we have miss you know somebody Kevin or Margaret want to speak to it, but we're we've just completed the right of way acquisition for it and I it's been completely designed and I believe it'll be going to bids for construction relatively soon. Margaret or Kevin could probably give us the exact date, but it's it's imminent. the widening of that.

    Chris Williams

Because what I read recently was uh Decades, but if it's

    Jaimie GirardiVice Chair

It's not decades. Margaret, I don't know if you're listening or not, but maybe you could

    Chris Williams

And how far will it go down, David? Because uh will it go out how far

    Jaimie GirardiVice Chair

my understanding is it's gonna so Cybers Creek Town Center did four or six lane at Clark was it four or six lanes?

He wasn't paying attention. The part in front of Can you just come up and answer my It's in front of S. Okay, so Cypress Creek Town Center six laned it to their northern boundary. The county's going to be, I believe, four-laning it from that point up to its existing four-lane. The county also forelaned it coming from the interstate south to, I forget the name of the road. Just south of Old Pasco Road.

    Chris Williams

Okay. But it's four lanes to Veteran

    Jaimie GirardiVice Chair

School. So it will when it's done it will be four l at least four lanes the whole way.

    Chris Williams

    Okay.

    That was my concern.

    Jaimie GirardiVice Chair

And Margaret and Margaret Coin if I misstated any of what I hopefully she's listening. Unless somebody else from staff is listening that wants to correct me if I'm wrong. Anyone want to rescue me?

good the question is when are we widening Wesley Chapel Boulevard and how many lanes will it be?

    Kathy Shram

We are white we are getting ready to advertise on West Lake Chapel Boulevard within the next, I would say, I'd say three months at go through my local with F D O T and then we'll go out for advertising for about three months. So I would say in about six months we'll have our our our load bids and then it's usually a few months after that before we actually start construction. So it is actively moving towards construction.

    Jaimie GirardiVice Chair

And is it going to be four lanes?

    Kathy Shram

It's gonna be it's gonna be a six lane roadway.

    Jaimie GirardiVice Chair

Oh six lane, okay, even better.

Did I answer your question? Yes sir.

Definitely not decades, whoever told you that.

    Kathy Shram

No, it's gonna be you're gonna see another construction within within uh nine months, I'd say. Fake news. It's

    Charles GreyChair

    part of a

    Chris Williams

decade. I can't give up my source on the uh

objects. Other than I thought it was there. publication from the county or something. All right. Legitimate source. Anyway, you answered the question, thank you.

    Charles GreyChair

Any questions for the presenter? Yeah. Is there um any there's nobody online, I assume, right?

    Denise

We have no one online for this item.

    Charles GreyChair

Anyone from the audience here to speak? Amy.

    Okay.

    Chris Williams

    I move till we approve

    Charles GreyChair

    P

    Chris Williams

    C twelve.

    Charles GreyChair

    We have a motion.

    Unidentified speakerVoice A

    Oh second.

    Charles GreyChair

There is a second. Any further discussion? If not, all in favor signify by saying aye. Aye. Opposed? Like signed? All right. Now we're moving. Great job.
