The subject site is located in the South Market Area.
The applicant is proposing a future land use amendment on 3.95 acres from Res 3 to commercial to remedy a conflicting zoning and align the flu with the existing C2 zoning district. The subject property is located at the east side of Wesley Chapel Boulevard. A resolution to the applicant's proposal is to amend flu MAC 2-15 and sheet 21.
The following policies support the proposed amendment. Policy Flu 163 Traditional Land Uses. Policy flu one six four neighborhood commercial uses. Policy flu eight one two, the South Market Area Establishment.

This is kind of a unique thing because it's what's called a conflict zoning. This property is is currently zone C2. And it has a business on it. True. But the comp plan's in conflict with the zoning. And the county did Com planning. When I just got out of when
I was in college, beginning my college career. In 1990, by state statute, the county was had a year to clean up these conflicts. 1990. Clean up these conflicts between zoning and then the land use. And so that's what we're doing today. However many years that is. I've grown I've grown a little old since I was in college. I'm here to clean up your comp plan for this property. And so it it got a res three designation, it's COM, it's used commercially, it's got C two zoning, it's had C
two zoning, they pay taxes on C two zoning. But what happens is when the property changes hands, everybody looks at it and goes, Oh my goodness It's res it's land use for residential, not for commercial. So I'm here to clean up with staff is to clean that up. so that the land use matches the zoning and the use on the property. To answer your question about Wesley Chapel Boulevard, David probably knows better, but it's a fully funded improvement to Wesley Chapel Boulevard that's underway. Um

that's I don't think is accurate. I think it's one of the highest priority projects in the County CIP. I don't know if we have miss you know somebody Kevin or Margaret want to speak to it, but we're we've just completed the right of way acquisition for it and I it's been completely designed and I believe it'll be going to bids for construction relatively soon. Margaret or Kevin could probably give us the exact date, but it's it's imminent. the widening of that.

The county's going to be, I believe, four-laning it from that point up to its existing four-lane. The county also forelaned it coming from the interstate south to, I forget the name of the road. Just south of Old Pasco Road.

School. So it will when it's done it will be four l at least four lanes the whole way.

We are white we are getting ready to advertise on West Lake Chapel Boulevard within the next, I would say, I'd say three months at go through my local with F D O T and then we'll go out for advertising for about three months. So I would say in about six months we'll have our our our load bids and then it's usually a few months after that before we actually start construction. So it is actively moving towards construction.
And is it going to be four lanes?
It's gonna be it's gonna be a six lane roadway.
