J. Bin Harrell uh Villages of Pasadena Hills, Stewardship District, revisions to exhibit six oh two A, six oh two B, six oh two D and six oh two E, and amending other sections as necessary for internal consistency, providing for applicability, repealer, separability, and inclusion into the land development code in an effective date. So this is PDV 240041, BOPH Stewardship District
Amendment for the Hamilton Oak S PD. So this one we're doing three things. We're adding those additional parcels into the actual tax parcel uh exhibit. Second thing as we're doing the map amendments now for the master railway plan. And then uh third, which is not associated with the Hamilton Oakes thing, is we're allowing the property owner's group's credit exhibit to be administratively approved. So here's an exhibit just showing the addition of the parcels redlined into the actual exhibit.
Um here in the south you can see the addition of the parcels we just talked about. And then again the addition of the parcels we just talked about. and surprise the addition of the same parcels. The Master Riplan, Master Rory Plan, the key map. And again in the master royal way. Master Rory Plan Exhibit A.

And so we're also amending Exhibit six oh two D, like I said earlier, uh amending the uh POG credit list. Um with the fee creditly coming online uh a bunch of transactions will happen, you know, people buying and selling credits. So instead of having us come through the public hearing process over and over again, we're just asking that PDD administratively approve this.
And this comes with a recommendation of approval of the Stewardship District Amendment to the Board of County Commissioners.

DeniseRight, item P94 is the companion to P93. You're expanding the boundary of uh Pasadena Hills, villages Pasadena Hills area, so you have to modify the land development code uh to effectuate that. Uh today um there's no action required. This is the first reading on the item. Um the adoption is scheduled for January 9, 2024. This was presented to the Pasadena Hills Planet Policy. Committee on 1018 of 23 and to the Planning Commission who found it consistent with a comprehensive
plan on 112 of 2023. It's PDD 240041, which is an ordinance by the Pasco County Board of County Commissioners, amending the Pasco County Land Development Code, Section 602, J. Gavin CoveyWe are only adding the additional parcels from the Hamilton Oaks M PUDs. So we're not modifying any typicals or anything else. No, we're really just adding those additional parcels into the into the district.

OakleyVice ChairState Road fifty two. It goes from the interstate all the way to Prospect Road.
StarkeyIt's it's the uh our problem child is gonna be from Prospect to 301. Because we don't have the right-of-way

StarkeyRight. So we have the right-of-way to put that multi-use in. on the north side of Clinton from Curley to Prospect. Where I think we're gonna have to come across the street and go on the south side is from Prospect to 301.

Alright, so Because it stopped at curly, unbeknownst to all of us. Um there From what I understand there's room on the north side. between from curly to prospect, but we run into trouble from prospect to three oh one. And so we just need our planners and our staff just needs to know that anything that comes in on the south side From Prospect Three O One we just need a little more space.

StarkeyOtherwise it dead ends at Prospect. And the idea is to connect it to the trail that connects to Zephyrhills and Dade City. At three oh one.

StarkeyAnd it it it has a problem from prospect to three oh one to be on the north side like the rest of it is
Mike CarballaYes, correct. The the multi-use path that was built in conjunction with F DOT terminates right around by it's prospect I'm sorry at Curley. Um if you pay if you if you look as you're driving you'll see it on the north side of the road. There's a there's a wide multi-use path. It stops at Curley, but there what the commissioner is saying is is that there is enough land on the north side to continue that trail all the way to prospect. At Prospect, however, there is limited right-of-way on the north side. And what the commissioner is asking is as we go through the plans
for properties and parcels that abut McCabe State Road 52 uh is to make sure that there's an accommodation for multi-use path on the south side. So there would have to be a crossing of of State Road 52 to the south side and to continue that. So that way the multi-use path can continue from Prospect to Highway 301.
OakleyVice ChairYeah I I wouldn't think there was enough room on the north side, but I don't know. No. What's causing the problem?

And I just wanted to make sure I was understanding right, but the new State Road 52, call it McCabe, call it Clinton. It's the same road. I just was making sure I wasn't misunderstanding what you were both talking about. I see it now clearly it's what I thought it was. Uh so I think it's probably a good idea as we've we're seeing and we heard the mayor from San Antonio come today. Let's go talk about what's going on in that road. I know we got alternatives we're looking at, so it might be good to get advanced of a full public hearing, but maybe Maybe
start a discussion amongst us as a workshop or some sort um to talk about what's going on in this whole area 'cause uh it's definitely confusing from from what I'm s seeing and hearing at this point.
