    Yeah, if we could back up a little bit. A little bit further and pull it down from the north. There you go. Okay, so I'm not opposed to this project. I assume this is gonna be a daycare center which is needed in this area. My concern is you can see actually if you could click off the parcel. But we could see the road alignment of Aaron.

    So click uh on the X there. On the X area, click that search result. So you can see that curve from the north there. I live in a wilderness like preserve which is just to the north of here. I drive this road. Pretty much daily. Um you know, to Parkway. and beyond and it's very much a racetrack. Uh this parcel here is is pretty well landlocked. I actually drove past it today to to see if there was any potential for cross easement to pristine um lake which goes directly

    across to parkway and I think will eventually be signalized, which would be an ideal out for this, but there's not because there's stormwater pond there. So as we look at access management for this one, this parcel's landlocked. There's no opportunity for them to go south, no opportunity for them to go any any direction. They could, there is cross-seasement to the north, but there's no plans for that to be developed. So truly the only ingress and egress is directly to air and cutoff. the geometry

    of that road, it's it is a absolute racetrack. People come flying around and I've been known to do it myself unfortunately, but people come flying around that corner there and you're gonna put them on top of that ingress and egress. So I assume there's gonna be D cell lane into that or the D cell lane that's existing into pristine is going to be extended further up. But I just wanted to go on the record to share my concerns about the traffic and the the uh air and cutoff there.

    I might build help because uh, Commissioner Weightman has raised a similar concern and we've had residents raise concerns about air and cutoff. Um The county does have a talk about vision roadways. This is more than just a vision roadway, but And maybe we could zoom out. I don't know if we have the highway vision map, but The County's long term plan is actually to extend Collier Parkway Straight up straight up to fifty two so that we don't have have all this traffic using during cutoff. Um and I know

    that Commissioner Weightman It's a high priority for him. He's got concerns because eventually Ridge Road is going to connect to Conter to Boulevard and Colin Con Boulevard's gonna connect to air cut off. Which will probably put even more traffic on air cut off. And so He has asked our transportation engineering department to look into What needs to happen to get the Collier Parkway extension built from It's existing terminus up to fifty two. We have a lot of the right-of-way already. um from

    Connerton and so I think it's a lot of it just a matter of getting it designed, constructed. Um But he has asked our transportation engineering department to look into that extension so that we don't have so much traffic using air and cutoff. That's the long term plan. I do predict that road will get built before colony. Um b just because of the regional traffic to It's likely to carry once Conerton Boulevard once Ridge Road and Conerton Boulevard connect

    to it. So um I I If we had a map that shows the highway vision map I could Show it to you better, but that that is the county's long term plan.

    I I know what you're talking about, Dave. I've looked at that map pretty extensively, but it's again that this area is kind of south of that Arian is just I'm pointing it out again, I'm not not opposed to the projects. I just wanted to go on the record uh to point that out. It is a very dangerous uh it's gonna be a dangerous intersection there with with traffic coming around that corner. Similar to what John was saying for the for the other project. I mean it's it's a blind corner coming south there and people are at speed, a great speed coming around that corner. So I just wanted to go

    on the record to express that concern.

    And by the way, I think the approval is actually for an office or a daycare, not necessarily Well I assume it's gonna be daycare, but that that's what I was saying. I guess we could let the applicant speak to that. I don't it but it's for one of the above.

    It's regardless of what the use is gonna be. It's the the same concern would would be there because traffic is gonna be on top of that ingress egress before people know it. It's it's gonna it's it's very short distance there, coming around that corner. And that parcel is unfortunately landlocked. I mean there's no direction if Even if there's ultimate development to the north there and there's a cross axis there, I I don't think it really helps that that issue at all. Makes it worse. Farber, would you like to speak?

    afternoon, William Vermillion Planning Development, Economic Growth. Before you today is item PDE 257793. This is substantial amendment to the Pristine Lake Preserve MPD. To amend the MPUD to allow for uh development of seventy five hundred square foot office building. Could you clarify the plow number again?

    Perfect. Here's the rough location of the subject site, just off of Aaron Cutoff.

    This proposals to add the additional 7,500 square foot office building into the existing MPD, which has 120 built single family detached units. Roughly point seven seven acres.

    Here's the aerial location map showing those built single family detached. As well as the portion point seven seven acres that will be Seventy five hundred square feet of office. Which is nestled along Aaron Cutoff. Here's that zoning map reflecting M PewD.

    Which is res three on the point seven seven acres in question.

    Here's a context map showing parcel two that'll be the 7,500 square feet of office, the existing MPD, as well as the surrounding area showing the DuPrix Preserves MPUD, as well as Magnolia Point. And Aaron cut off.

    Here's the MPD master plan. In red, you can see delineated that 0.77 acres along Aaron Cutoff that's going to be the 7,500 square feet of office.

    This is the conceptual plan provided by the applicant, showing a two-story office building, associated parking, and stormwater infrastructure.

    I'm here for this comes to you with a recommendation of approval from both the Planning Commission and Planning Development and Economic Growth. I'm here for any questions.

    Okay, and this was pulled off the consent by a commissioner or because we have public opposition.

    Just to give you a little bit of history here, because I've represented this project for a long time. When this project was first approved, it was approved with its only access off of Fletcher Road. Folks on Fletcher Road really weren't happy about that. The client committed to trying to get additional property to have access off of Aaron. So we came back and we got ac we m did this project, the residential project off of Aaron. In getting that property off of Aaron, there was additional uplands that at that time we didn't put

    any use on it because again we already had a residential project that we were just providing additional access to so it'd be off of Aaron and not off of Fletcher because that caused a lot of concern. So here we are with the upland piece of property. That's perfect for a daycare, a a community serving office. We're coming back and and just adding a use to that parcel so it just doesn't sit vacant. And um I think it's a pretty good pretty good thing uh for the county and for the community because it'll be uh it'll be local serving. So I'm not sure ultimately what the issue

    is, but I just want to give you a little bit of background that that's how this parcel came to be.

Which is a, by definition, a protected area of land that includes a lake and is managed to preserve the natural re resources and wildlife. I don't understand why you would take that away and let them build an office space without

    really knowing what it's gonna be yet, just to take up beautiful land. People wanna live in communities that are have I just think it's a shame. Sorry. This is my first time public speaking. Okay. But I just We moved out to Pasco County a year and a half ago, and there has been so much change in that year and a half, and there's something constantly being built, and the beauty and the reason why people move here and want to live here, I feel like is slowly being taken away, and I think it's

    a shame. I think it could be put somewhere else in a building that's already built that has been No longer used, can be repurposed. I just don't think it's necessary to take a preserve piece of land.
