    Denise

course. And I'm just gonna state the item time the item number for the record, PEG 247719. And that's a zoning amendment, the Corwin at Wesley Hills MPUD Master Plan Unit Development, Stanley Hilton. Um yes, on this item uh P52, there are expert take communications from Commissioner Starkey, Commissioner Mariano, and Commissioner Weightman. Get out.

    All right.

    Kathryn Starkey

So sir, we and we skipped this one earlier. We didn't do the proof, so um I'm gonna for the record, it was advertised in Tampa Bay Times January third, twenty twenty four, and by affidavit of certified mailings and site postings. This is

    Ron OakleyChair

    on fifty two.

    Kathryn Starkey

This is on fifty two, yeah. We had already done fifty-one, but

    Ron OakleyChair

Okay. All right. And then uh

Is anyone well no one's here to speak against we pulled it? So pleasure of the board.

    Jack Mariano

    Um

    Unidentified speakerVoice A

so you've got you've got um Okay. Disclosures that need

    Denise

    to be in the

    right-of-way.

And those were provided to the clerk's office as well. Correct. Yeah.

    Ron OakleyChair

    Fifty two.

    Denise

    Fifty two. Yeah, that's

    Ron OakleyChair

    one of the

    Denise

    all right.

    Ron OakleyChair

I thought that's what she was just doing. Okay. Yeah.

    Yeah. Um

    Unidentified speakerVoice A

Barbara, you probably want to come up on this. So

    Denise

Yeah, on this one as I understand that there's gonna be a loom from allowing to convert multifamily to commercial and multifamily to office.

    Barbara Wilhite

I did draft language. I don't know if Dave can look at it real quick and we could delay this and you could hear a couple more items and we could work out the Barbara, can you just introduce yourself for this item?

So we can either delay a couple items so we can get the language exact or we can kinda just make the condition and then we can work out the language with staff.

    Jack Mariano

Mr. Chairman Mariano. Yes. So what I what I like to do as far as given an option, I I don't want to see a conversion from multi multifamily to I mean from retail to multifamily, but I don't mind going the other way.

    Barbara Wilhite

Right. Says the applicant development exchange multifamily apartment entitlements for additional commercial, retail, and/or office entitlements.

    Unidentified speakerVoice A

And on this one, I don't think there's as as much of an advertising issue because you're taking existing entitlements and m moving them over where with Clark's you were just adding square footage that didn't That the public wasn't aware of.

    Barbara Wilhite

Yeah, this would be trip neutral with our language.

    Unidentified speakerVoice B

So why is it? Mr. Chair, I've I've reviewed Barbara's language, I think it's fine. Okay. I mean normally we do include attach the loom, but she's doing it based on IT, which I think is fine. Okay. Thanks, sir.

    Barbara Wilhite

Want me to read it in real quick?

    Unidentified speakerVoice B

    You

    Barbara Wilhite

can't. Sure. This is revised MPD condition thirty-five. Land use maximum shall be in accordance with the following permitted uses and development limits table as shown in table one below. The applicant developer may exchange multifamily apartment entitlements for additional commercial, retail, and or office entitlements. The exchange rate shall be based upon the trip generation rate of the land use or most similar land use in the Institute of Transportation Engineers Trip Generation Manual ITE. Land use exchange request shall be submitted to PDD for verification as to implementation

in accordance with this condition and administrative approval. And table one remains the same.

    Jack Mariano

Yeah. And the last thing we need is to make sure we're gonna be able to do that. Barbara. And the last thing we need to add in is you're gonna stick to the Plan that's been kind of submitted.

    Barbara Wilhite

Those already are in there? Um we already

    Jack Mariano

    bound?

    Barbara Wilhite

We already bound, yep, to it.

    Jack Mariano
