Mr. Chairman, ladies and gentlemen, Joel 2, to an associate for the applicant. This is the companion MPUD to the plan amendment that you adopted a few moments ago as item P101. This is a companion MPUD for that project, which caps the density of the 400 units as we agreed when you transmitted the plan amendment. We have uh addressed all of the conditions. With staff, we're in 100% agreement with all of their proposed conditions. And as Ms. Hernandez said,
the Planning Commission unanimously recommended approval of the MQD. So it comes to you with their recommendation and the staff recommendation. I'm prepared to dispense with any further presentation unless the board would like to hear more since it's familiar with the Plan Amendment. If so, I'm happy to do more. Otherwise I will be quiet and sit down.

just one thing real quick. Yes.
This was a I think w w when the plan amendment I think it was a three two four. I'm not correct. Was it three two? And it's moved forward um listen, you know my opinion, it's in the you know in the moratorium area, but it th they obviously submitted prior to the moratorium an area I have concern about with apartments and area the community does. But I will say this. I will say this though is that um you know previous to the last hearing a number of residents and people in the community had reached out um and concerned and but nobody's here to speak today.
So I will I will say that, you know, and I'm just gonna make a make a point, you know, a point of reference to you know If you don't come and speak, it's gonna be it's very difficult to convince a board of five why something should be denied. I'm still gonna recommend denial, but at the same time, um that's I'm just making that comment. If if you reach out

And the just the little bit I know about the project fits well, so I um I've looked at it. I think they've made accommodations to a neighborhood next door to it, uh that is townhomes and made some uh I think some building concerns they had about this project and I remember hearing that they had addressed those.
