It comes to you also with a voluntarily agreed upon deed restriction that limits the number of units to 164, and basically it prohibits apartments. units. Um comes to you with a recommendation of approval from the Planning and Development Department and the Planning Commission.

Yeah, usually when we do a a consent item we don't typically show maps, but here is the aerial of the property.

And this is the surrounding zoning of the property. I'm sorry, the future land use, usually you do the zoning first. Future land use of the property. and um the surrounding zoning.

Any specific questions you may have? So to the north of the property we have Interlake and Road and Spy V utility construction. There's also the District School Board of Pasco County Bus Depot. To the east there's uh Folsom of Florida Inc. And these are typically um industrial users, hollow holloway pools and in-crete systems. Uh to the south there are agricultural pursuits. And uh to the west um we have Odessa Elementary School and Agricultural Pursuits on the property.

This is um this is an old um um MPUD that is expired, um, so they're going to MF1. with a voluntarily agreed upon deed restriction limiting the uses to to either attached, detached units, but they're not wanting to have there's not going to be apartment units. apartments there.

Townhomes, villas. All that stuff that you're seeing nowadays in the M F one district. Okay. I got to do it. Really what they want is 164 townhomes, but they want to have the ability to do another type of product if they wanted to as well. But it's not gonna be apartments.

Okay, uh just is giving me a little harp room because this is in my district. I didn't know about it. And um we're working so hard above interlocking on Um a uh county initiated Project. And No one ever mentioned this going through while we're working on that one. Yeah,

so there's a finding of fact in number sixteen. Um that I can read out to you that basically states that um at the May 3rd, 2022 BCC meeting, the D the TBRPC presented industrial land use strategy for Pasco County. Also they did this analysis of this area. The study appears to indicate that a portion of the subject site falls within that area of interest for further analysis for potential future industrial employment generating uses. However, the portion of the site which appears

to fall in the study, it consists of a stormwater pond. and category two wetlands. So it was that may be the reason you may not have heard because it's a very small area within this parcel that fell within that study and that area regardless is a stormwater pond and category two wetlands. So it's not something that would be conducive to industrial development.

Yeah, so um All right. I mean our vision for those parcels there along interlocking is industri light industrial. Mm-hmm. And um I just you know we're telling those folks no on multifamily, but we're gonna this one's gonna be okay, but I mean I thought if it's a lot of things.

Well, I mean in actuality it's single family attached. It's just that that's the only way to get that product is to go MF1 or MF two or MF3 or an MPUD, but the number of units doesn't trigger uh a master plan on here. All right. And I see barmer's coming up. Terry's coming up.

Barbol High 6327 Grand Boulevard for the applicant Matamy Homes. The difference, Commissioner, is that this property is planned for this type of density. It's been res nine. We're not changing the land use, we're just following the land use. And the intention of Matamine Homes is to do fee simple townhomes. So it is your land use plan that that put the mix of uses here. the other projects we've worked on and are working on, both on the Gun Highway Corridor and the 54 corridor, need a land use change. Um but this one's following the the land use in the zoning district.
