It's a change in zoning from an MF2 multiple family high density district to an MF3 multiple family high density district in southwest Pasco County, west side of Wood Trail Boulevard. Approximately 175 feet north of Old County Road 54, containing approximately 2.8 acres, and this comes with a recommendation to approve.

So so just um I know I've read through it, but also just just explain your comfort level with this density going in this particular area.

Liam Devine

Yeah, so they're actually having a deed restriction for 164 um townhomes. I know they have a conceptual already and I'm sure Barbara Willy can speak to that. Um the density um will be less. Um than some of our typical development, but I believe they're coming in around 153, 154, and I'm sure Barbara can correct me if I'm wrong here. So w staff is okay with the density, it's in compliance with the comp plan for density, um, and they're also doing a deed restriction.

Okay. And then my comment was that we have asked um

Um this uh developer to make sure they work with us on providing, which they have said they would, uh providing um pedestrian access to the because we have the elementary school site to the east and then we also have the uh middle school site to the north. So ensuring that there's pedestrian access to those schools.

I would just say that we'd probably get in contact with King and I did in contact uh with the board regarding uh those connections and how to best get our students to your schools. So we've already started that coordination and that will continue through site plan.

Moody

So Mr Williams, would you like staff to add a fine unit of fact that memorializes that? That would be great.

Was uh I can restate it. So um we've asked the developer to work with us on providing pedestrian access both to the elementary school to the east and also to the uh middle school to the north.

I'm sorry, I do have probably another comment or question. So I know there's some things 'cause we've been contacted from the developer to the south. Just to make sure they work with us on alignment with our elementary school entrance. to Mary Giella and just thoughts as to traffic in that area and I'm sure, you know, with traffic studies that would Show what is needed if any improvements are, but

just any comments on on that.

So I I will let the applicant speak to, you know, cross access and and how that will work. I I know the applicant has said to me and as you just stated that they um plan on providing um pedestrian cross access to the schools um through sidewalks. So I I if there's something traffic related that you have concerns with I'll defer to the applicant.

Well just uh to the south I believe that's more of an industrial light.

Correct.

So they're talking about where to place their entrance into that development and coordinating with where our elementary school entrances are. But then just I assume industrial light wouldn't be particularly heavy as far as traffic, but just any From from I guess what I'm asking is I assume that this is being looked at from not only existing traffic but also this Corilla State's impact as well as the industrial impact to the

south, just making sure of what improvements, if necess if any, might be necessary to Shady Hills Road here.

Our access is to Corella Drive, um, ingress and egress. with Chakrela Drive and Shady Hills as a signalized intersection. We'll have emergency access to Shady Hills Road. We wouldn't have any driveway conflicts on Shady Hills Road relative to the other development in the area.

Any major improvements to this area? Are you all? Necessary. And there may not be. I'm just asking the question. Um I don't know if we have our Yeah, Steve Henry who did the analysis is here.

So one we're we're actually doing the traffic study, have done the traffic study for the development to the south and uh so we're working with staff on the access for that and configuration and geometry for those and then in addition to this as this one comes in we'll be doing an access management analysis for this project and so we'll be able to look at both and make sure that there's no improvements necessary. Or what what's improvement we have to do?
