It's the Denton Place MPUD Master Plan Unit Development DCA Timber LLC, a rezoning request from an AC Agricultural Zoning District to an MPUD Master Plan Unit Development District to allow for development of a maximum of 804 residential unit and associated infrastructure on approximately 306.7

acres. This is PDD 22, 752, 7582, District 5, the continuance. We're asking the board to approve a continuance request to the September 20th, 2022 BCC hearing at 130 in Newport, Ritchie.

Under discussion. Alright, I would like you to work very closely with the developer. Uh we talked about sidewalks in the area. We also talked about Hicks Road before. As I look at the maps seen for the first time with this agenda item, they go right to Hicks Road. And Hicks Road's a property that we want to eventually connect north-south and that's right alongside where the industrial park is gonna go at New York Avenue. you're gonna get traffic, it's either gotta go out by uh they're gonna have to come down Denton Avenue. Go out to Little Road,

head south, come back in on New York, swing back and around. It's gonna make search for some major traffic uh maneuvers. I would like us to work with them, uh using impact fee force if need be, as it's off site to make sure that road gets built with a trail going alongside it. Uh the traffic down from going to the the Hudson High School Not only did I go to Kitten Trail where this will connect to, but also to the south. The traffic is extremely uh busy down there. Half hour of delay is just to get into school.

Uh school boots only got so much flexibility. So if we're gonna look at the development coming in with this much density, uh I want to make sure that we can put some infrastructure things in. And these impact fee are designed to you know negate the impact. to come in for new new growth, I think it's an opportune time to actually take a look close look at this. So if you work with them on that in the school system, I appreciate that.
