Um P D D twenty three dash seven six three four in the name of um MJW Group Inc., Viceroy Apartments of the zoning amendment from M F two Multifamily High Density District to M F three multifamily high density district. Um the subject site is located on the west side of Wood Trail Boulevard, approximately 175 feet north of Old County Road 54. This is an aerial view of the subject site. The surrounding future land

use to the north is Res 6, to the east is Res 6 and ROR, to the south is ROR, and to the west is Res 9. The surrounding zoning to that north is MF2 and R4, to the east is R3, R4, and MF2 and C2. To the south is C1 and to the west is MF1. The subject site is currently undeveloped on approximately 2.8 acres. The applicant proposes to develop the property with 67 multifamily dwelling units

in conformance with the MF3 multi-medium family density district multi-family high density district standards. Currently, the property is zoned to MF2, which would allow 50 dwelling units with this subject request to go to MF2. MF3 that would actually just increase the density to by 17 dwelling units to a total of 67 dwelling units. Access to the property is from Wood Trail Boulevard, a county-maintained local road, approximately 60 feet of right-of-way. The surrounding

area is characterized by commercial and residential development. And on August 24th, 2022, you guys approved a comp plan amendment to change the future land use to Res 24. This is coming with recommendation for approval from Planning Commission and Planning Development Development. Apartment. I'm here if you have any questions.

Madam Clerk, I hadn't met with with uh the applicant in allward it's already it's already zoned multifamily. So just increasing the Disney, we're not changing commercial or office to multifamily, it's already multifamily, so I don't have any further.

I don't know, I remember d doing some suggestions of things in our meeting and I didn't know if anything changed from our initial meeting. I think we were trying to Just improving a little bit.
