The approved minutes do not say what became of this item. That is a gap in the record, not a decision. It is the normal state for 24% of items. Most of those are regular business and board reports that the minutes do not dispose of in writing. This archive never infers an outcome from the fact that someone called a vote.

Well that's what I'm here for, yeah. Outstanding in the right place. I will be presenting PC thirteen. Once I got my PowerPoint up.
So this item is PDD 24-7753 in the name of Carly Properties LLC and Scotty Scotty Crockett. It is a Euclidean zoning amendment. From AC Agricultural District, C One Neighborhood Commercial District, and I L Sorry. I one Light Industrial Park District. Um it's a change in zoning to I1 Light Industrial Park District. The future land use is I L Industrial Light, which was recently approved
by the BCC um October 24th of this year. Um the applicant proposes to develop the property in conformance with the I-1 Light Industrial Park District standards, and the subject site is located on the north of Greenfield Road and west of U. U S forty one and east of the CSX rail tracks.
Yeah.
The subject site is located within central market area and is outside the urban concentration area and rural areas.
Here is an aerial view.
Here's a little more zoomed in of that aerial view.
The surrounding future land use to the north is AGR and ROR, to the east is R and Res1, to the south is AGR, and to the west is R O R and AGR.
The surrounding zoning to the north is AC and C2, to the east is AC, R1, and C2, to the south is AC, and to the west is AC and C2.
The subject site consists of Crockett's towing and transportation on approximately 7.04 acres. That access to the properties from US Highway 41. And Greenville Road, a county-maintained local road with approximately 40 feet of right-of-way. The subject site is located within the airport influence area, the AIA. for pilot country and the applicant has volunteered to record a deed restriction as previously stated. This is coming with recommendation for approval. Do you have any questions for me?
The deed restriction?
That is to preserve restriction. The y the lit local deed restriction, yes.
Okay. Can't remember. Did did we pull this one? Is there an applicant present?
There was somebody who raised their hand.
Barbara do Barbara do you wanna wait?
No, this is PC thirteen.
Yeah.
Okay, so Did you want to speak on this item, ma'am? Okay.
Come up here and uh Acknowledge you've been sworn and give your name and address?
Uh she waved her. Okay.
Hi there. Uh Jen Kerouac, [address removed]. Um I'm I
I'm here today because as I look at the consistency of the use with regards to the surrounding um areas, the future land use does not appear to be consistent with light industrial. Um and then if you look at PC twenty-two or no not that one, sorry. Um We just talked about it. Uh PC twenty. So
In addition to that, PC twenty is going to come before you as um residential so that also the residential area that is expanding in that area within that region directly to the south moving north Um Is not really consistent with light industrial as you look at the land use for light industrial. and additionally agricultural residential
is already the future land use with the surrounding areas. So the consistency does not appear to be in line. So that's
why do you believe it to be inconsistent?
inconsistent because agricultural residential Um and the residential areas directly south within a mile. Um and like I said, PC twenty as your residential area. um consistent with light industrial that is also light industrial also is an open door to commercial three. So those things did not seem to be consistent to me. I'm not an
expert, but um that's why.
Okay.
Thank you.
Mm Barbara?
Here I am.
I'm glad we didn't waste your time. Make you drop all the way over here. Just raise your hand.
Barbara Will Hight, [address removed]. Really happy to be here. Last meeting of the year. Yay. Um just want to say a shout out to staff. I have 11 items on this agenda, with two of them being continuances.
comp plans with the zoning, which you all requested that we do that. It's I I say it's like Hell's Kitchen getting the stuff to the pass at the same time. If you ever watch Hell's Kitchen, you gotta get the food at the same time, everybody coordinating, County Attorney's Office. I don't know how you can review all of these MPUDs and comp plans, one person each, for all these staff members. Staff has done a phenomenal job. Just a phenomenal job getting these um forward. And I appreciate getting them done um, you know, on this agenda because it's the last one. We only have one of them this this month.
So shout out to everybody who made this happen as well. So this one, um
The land use has been changed to industrial. So the consistency with the Comp plan was decided when the board adopted the industrial light land use designation on October twenty-third. Thank you.
Okay, uh I think that's everyone, so at this point we need a motion.
I'll move to approve item PC 13 as presented.
Oh so good.
Okay, uh any other further discussion?
Yeah, my little question was that center center parcel on the bottom there, but that's a cell phone tower it looks like, so it's I think it's consistent as well with the area. Especially next to a railroad track.
Yeah, and I I think we talked about that pretty extensively whenever the land use amendment came in, the comp land amendment came in, what was the relationship to the railroad track and you know a lot of those compatibility issues and consistency issues were discussed w at that point in time. So
And isn't the purpose of this is to get it consistent, correct?
Correct.
For the use that's been occupying the property?
Correct. Okay, so uh motion and a second. Uh all in favor? Aye. Aye. Mo opposed? Motion carries.
Now I think we need to go to fifteen twenty one, right?
Mm-hmm. That's correct.
