Good afternoon, William from Million Planning and Development. I will be presenting the rezoning that's a companion A companion item to that uh comprehensive plan amendment.

I'll try to move through this quickly because uh Hyatt and Barbara covered this pretty well.

So this is P D D twenty four seventy seven twenty five, Land O' Lakes fifty two forty one M P D.

Here is the location.

And this rezoning is going from MPUD and RMH, Mobile Home District, to a master plan unit development on approximately 76.72 acres with the maximum entitlements of 130,000 square feet of commercial and office. Three hundred multifam well, three hundred fifty multifamily dwelling units to be broken up as tr three hundred traditional multifamily dwelling units and fifty platted townhomes.

Here is that master plan showing the interconnect to the Tibbets M PUD, like was just talked about, uh the the Bullock Boulevard, eighty feet of right-of-way, and then a stub out to the west. with connections to fifty two and then south on Bullock.

This this MPUD has four variation requests from the LDC, with the first being from 9016011 Street Design and Dedication Requirements, the second from 905.1. Point E, neighborhood parks. Section eight o five point six restrictions on the Post-development wetlands and upland buffers within residential tracks and non-residential parcels and BOCC resolution nineteen one thirty-six right-of-way preservation with standards.

So to to give you an analysis of those four variations with the first one being 9016011 that is the continuation of existing street patterns which requires your interconnects to all four cardinal directions Uh this project, while it doesn't necessarily connect traditionally in all four directions, it does accomplish that connecting north and south through Bullock and then providing those stuff outside and west. So this variation was just

to cover all the bases even though the intent was being met.

the variation from nine oh five point one e the the parks requirement that is for the applicant to do Uh 10% of the upland acres within the multifamily parcel to be counted towards the the parks requirement and the parks and rec department was amenable to that variation. That's a pretty common variation with multifamily MPUDs. And then from eight oh five point six, that is to allow the applicant Two Uh not have to establish

um Since not to have to establish an HOA since this won't be platted since it's multifamily. Um so they're gonna do the uh under it's gonna be under common ownership and maintenance and they're gonna into into a agreement with the county that is that is agreeable both for the multifamily parcels and for the non residential parcels. And then from the BCC resolution nineteen one thirty six That is a request to shift the roadway uh essentially six feet um to

the east to maximize the width of green space along that category wetland that we saw. Um

Right there, that lake, they're essentially shifting that right-of-way uh six feet to to give more space and essentially what that does is on the southern portion uh the sidewalk will be that five foot sidewalk along the east will be closer to the road. And I do have the uh conceptual plan sent to Patty if you guys want to see it, but as a reminder, it is non-binding, but I can show you that so you can see. where the sidewalk goes from the southernmost portion. And it also does show that connection from the multi family portion to Bullock,

which gets them to the commercial portion.

And this concept plan does also have the official Swift Mud uh wetland delineations like you guys were talking about so you can see how this fits in with that wetland.

Well I I believe my my last slide after those variations was that PDD comes to you with a recommendation of approval to the BCC with conditions.

So essentially

Essentially that sidewalk, whenever it gets to this last uh driveway, it becomes tighter to the road in order to shift that vision road over from that category one wetland, which was that uh that variation from the right-of-way width. Uh preservation.

Hi, Barbara Bullheight, 6327 Grand Boulevard, New Port Richey, 4652 for the applicant. We didn't really change the right-of-way cross uh the width of that bullock boulevard. It's still eighty feet. It's just you have a set cross-section. The board adopted a few years ago set cross-sections for your vision roads. And because we're squeezed between two Category One wetlands, we didn't want to sacrifice that multi-use path. So we got with staff and and they said it was the easiest variation to their cross-section. It was very easy to approve

because it the intent and they had done it before. So we'll have a ultimately have a development agreement. This does get Boulevard all the way to our southern um boundary of this MPUD. Right now for Sandridge, if we just had just done the commercial portion it would only go uh part way. Um Where you see it now, so That's a gonna be a very That that road ques quite a ways. It goes all the way down to will go all the way down to Ridge Road Extension and then down to uh Roaches Run. uh

over you know so that so that's a pretty good parallel network the county's been putting together. So we're a part of it.

Yep. And then also there's one going into Conerton. So I think we're you know, this doesn't generate a huge amount of students, so Oh, no concerns. At least for this one. Thank you.
