Mr. Chairman, as the applicants represented, I'll try to be very brief here. I know we have one objector. I'll just point this out for the record. This is Clark Hobby on behalf of the applicant, the Mitchell family entities, James and Dorothy Mitchell Limited, and West Bay Homes, which is a contract purchaser. To make this a confusing matter, this project originally was approved with a change to REST III and other comp plan designations in about 2010
before we had market areas and stuff like that. And it was during the DRI area era and during the era where DCA was mandating a lot of the controls of land use in the county.
Good old days.
And and what happened was we had to to get the the Comp Plan amendment done in 2010, we had to adopt some what I believe are kind of screwy policies that required things such as saying that 65% of the units had to be multifamily. So we have basically a minimum of 934 multifamily units. It's on this project now and it's a big beautiful ranch and that's not the right use here. And
so while on it and and and I'd also point out that there are eight hundred and ninety acres of res three already. that but for those crazy multifamily policies would have already yielded twenty six hundred and seventy Units. The comp plan amendment before you today seeks 2100 as a companion to the MPUD, but there's a lot of other positive stuff that I'll discuss later in the hearing on the MPUD. But all we are doing is fixing the mess that Tallahassee
created in 2010 on this plan amendment. That's it.
