So I'd like to welcome everybody today for the uh Uh planning commission planning and zoning uh uh committee meeting. Uh we're the Planning Commission and we are appointed by the County Commissioner. We meet twice monthly. We serve as a local planning agency and we hold hearings and transmit to the Board of County Commissioners recommendations on comprehensive plan amendments, land development code amendments, rezoning, and conditional use requests. Planning Commission is the final decision-making body for special exceptions. Certain
appeals, variance requests, and certain alternative standard requests. However, final decisions may be appealed to the Board of County Commissioners. Anyone is in opposition to any develop land development code, amendment, rezoning, conditional use, or any item. Where the Planning Commission transmits a recommendation to the Board of County Commissioners, it's important for you to attend the appropriate County Commission meeting. Those of you who are not familiar with the format of our meetings. I'll go over them quickly.
We have three sections. We have continuances and those are items where the staff or the applicant typically has requested a continuance for any number of reasons and it's been our tradition to approve those requests unless there are extenuating circumstances. Then we have the consent items that we'll go through and we'll go through the consent items one at a time. And anything uh left on consent uh after we go through them. um will be voted on at one
time for approval or and and then we'll come back to anything that was pulled off consent. As we go through the consent items, uh if you hear something that you want to have discussed today, raise your hand and we'll pull it from consent. And I'm I think we have some of those today. And then we have the regular items. Anything that's pulled off consent. We'll go on to the regular items and that'll those will be fully uh vetted and discussed. Today you'll have a chance to come up and ask your questions or make your presentations.
The applicants will have five minutes to make their presentation. and uh the questioners or the sta or the audience will have Uh three minutes apiece to come up and ask their questions. And or state their concerns. And then the uh applicant will have an opportunity to come back up and respond. Um if uh the applicant or someone in the audience has rec made a written request at least twenty four hours prior to this meeting for Extra time extra time may be granted. I'm not aware
of a request. Denise, is there has there been one?

This would be your opportunity to come up and uh and speak on that item. Is there anybody that's here for something not on today's agenda? Okay.
So uh just to mention that before we get started, um anyone who has a phone, please put it on the silent position. So we don't interrupt somebody that's making a presentation or asking questions.
