PDD 210250, this is a development agreement, Meritage Homes of Florida Inc., a development agreement to limit debt density, convey right-of-way, and provide a drainage retention area in exchange for mobility fee credits and a partial waiver of neighborhood park and landscape buffering requirements. This comes to you with a recommendation of approval. And as background from this, this is basically was part of rezoning 7497 on October 20th, 2020. There was a deed

restriction recorded and promised that in the future there would be a development agreement coming forward. And this is the development agreement.

If she can answer it real quick, I won't pull it. If she can answer it real quick. Yeah. So basically um there is a uh a a flip-hilling compensation area and uh what's going on is that they're reducing the type D buffer that is adjacent to the right-of-way of Morris Bridge Ro Road because they're providing They're providing actually additional right-of-way based on a an actual study that was done by the county. that requires um that actual dedication of right of way. So

the the buffer's just being reduced. The twenty foot buffer is being reduced. To a A G? No, no. It's supposed to be a type D buffer. Um so that no twenty no type D buffer is required with respects to any lots that are that is adjacent to the drainage. area. So if it's adjacent to the drainage bay area and the flood pain compensation area. They don't have to provide a buffer. However, a 20-foot type debuffer continues to apply where the

residential lots directly abut the future right-of-way of Morris Bridge Road. So they're just not buffering a drainage and wetland comp a wetland compensation area. That's what's being reduced.

So we're switching to LED lights. These are actually so we go through and we do an audit every year, and so that we're auditing all systematically auditing all the districts. These are all coming to you today with a recommendation of approval to upgrade to LED lights. We would have had to increase the uh the rates in those.

The increase is less by going to the cost of the year. Yeah, that's what I'm

saying. It's a decrease in their costs.

Uh well, no. Each each one of these rates on their annual tax bill will go up, but it will go up less than if we remained. And so it's good for them. It's good for them. It's it's with the strategic strategic plan for safety that all of these are being upgraded.
