Item P three, PDD 190765, is a large-scale comprehensive plan amendment in the name of CPAL O 1807 Promenade Business Center, PED. I'd like to first point out that the sub area policies that I passed out earlier are just an updated version that clarify the word the the term's business park as well as site ready uses.
The project seeks to change the future land use from T C Town Center land use and Res 3 future land use to PD Plan Development Future Land Use on approximately 77.08 acres, and there are associated sub-area policies that you have now. The subject property is located in east central count east east central Pasco County.
And is at the northeast and southeast corner of the intersection of Curley Road and Overpass Road, just west of Watergrass Elementary School.
The subject properties are surrounded by MPUD Master Plan Unit Development Districts. Some of the surrounding land uses are Res III, residential three dwelling units per acre, and Connected Cities comprehensive plan to the north and to the west of the property.
Just east is also Villages of Pasadena Hills Special Area Plan. I want to point out that the proposed project area is within the unentitled portion of the villages of Pasadena Hills. The VOPH advisory and planning commission hearing will be next Wednesday on April 3rd.
Again to mention the current land uses are TC Town Center and Res 3, residential three dwelling units per acre, going to PD Plan development with associated sub-area policies. The land is currently vacant and undeveloped.

And this one shows the proposed future land use for PED.
So to summarize the associated sub-area policies, the policies reserve 18.5 acres for business park, site-ready uses that provide office buildings that encourage target industry job creation. Uh the business park component must also be a minimum of two stories with a mix of uses. The F A R will also be changing from three to one point five.
And this is the concept plan. It's also subject to change once um it goes through preliminary site plan review.
Some of those proposed business park uses include administrative and prof professional offices, including medical clinics, but excluding hospital clinics. It also includes corporate headquarters as well as research and development facilities.
The initial tr initial transportation needs assessment was based on corporate business park definition, um, but they were really doing a business park, so we will have to revisit the transportation needs assessment before the next transmittal hearing.
And with that, staff recommends the LPA to find the amendment consistent with the comprehensive plan and recommends approval to the Board of County Commissioners. Thank you.

Um we We did a lot of work working with the county and we thank everyone. We're still working on the MPUD conditions of approval, and we're really excited about this project. It's actually bringing employment and business into Pasco County. We are
looking at a mixed-use product with multifamily businesses, office, bicycle pedestrian connectivity. locals serving retail, public transit, community gathering areas, and making sure to engage the public realm. So if there are any questions, I'd be happy to answer them. Thank you.

The M PUD does not come to the Planning Commission, it only goes to the V O P H. It does not come here.
The only reason the plan amendment came to this body is because they're acting as the LPA.
