Long Lake Ranch MPUD Parcel C rezoning and additional acreage

What the county recorded

This item is not from the published agenda

It is a stretch of the recording that this archive identified as a separate matter — a call to order, a recess, or something taken up that the agenda does not list. There is no official title, no staff recommendation and no disposition, because the county never recorded one. Everything below is inferred.

So Coral and Howell Planning and Development. The item is Long Lake Ranch.

Long L Long Lake Ranch, M Pud, Parcel C, located on the southwest corner of State Road 54 and Sun Lake Boulevard and contains seventy two point six acres. Only the ch only parcel C contains that much, not the whole M Pud.

Deborah Pritchard

Okay.

Unidentified speakerVoice A

There uh I brought in a circle for you to see where parcel C is located. Okay. Proposes a modification request from the previously approved MPUD to add an additional thirty-eight point sixty four two acres to the already existing MPUD. The thirty-eight acres is zoned AC, so it's a rezoning. It's bringing in the property into the MPUD.

The circle shows you where the additional acreage is going to be uh added. It's right here where this little bump out is. So they're only adding thirty-eight acres here.

And there are no entitlements being changed, nothing's being changed, the entitlements are the same, it's just that they're adding additional acreage to the MPUD. PDD is bringing this forward as a recommendation with uh approval with conditions.

Charles GreyChair

All right. The applicant is present. Anyone here to object? All right. Would you like to withhold your comment or you want to make a presentation first.

Andy

We'll be happy to respond to any objections.

Okay. You gotta come forward then? then? State your name,

Stacey Quick

Hi, my name is Stacey Quick. I'm at [address removed]. Um my major objection is

Charles GreyChair

You've been sworn, I'm sorry. You've been sworn. Yes. Okay.

Stacey Quick

My major objection to this is that the acreage includes wetlands one. Almost half of the 38 acres is wetlands one. And Pasco has had a reputation for not building on wetlands one or developing wetlands one unless it was for county roads. So I would hope that Pasco County would continue that reputation by not allowing any building on that portion of The wet ones.

Charles GreyChair

Okay. Thank you. How much of the property is what, Lance?

Stacey Quick

Uh it's thirty eight acres proposed, and if you look at the map, nearly half of it is wetland soil. Oh,

Charles GreyChair

half of it, okay. All right. Thank you. We'll get your response. Like to come forward please? Name and address? You've been sworn?

Andy

I have been sworn. Good afternoon. Jordan Schrader with Clearview Land Design, 1213 East Sixth Avenue, Tampa, Florida, 33605. To address any concerns, if this is actually a boundary cleanup, the adjacent parcel is owned by the applicant, and the MPD boundary used to go to a property appraisers line. All we're doing is extending it past the wetland, and on the MPD, we're actually designating the wetland now as a category one, and therefore by adding it into the MPUD. proving that it is a category

wetland and we cannot impact that wetland. So by doing this, we're actually now formally designating it as a category one wetland and no plans or proposing impacts to that wetland. Okay, great.

Jaimie Girardi

So just to be clear, so the road that His shown on the plan doesn't go through it. The wetland?

Andy

impact that wetland as of right now, that is correct.

Charles GreyChair

Okay. Okay. Well I think that answers your question then.

Andy

Okay.

Charles GreyChair

Very good.

Fine job, Coraline.

Unidentified speakerVoice A

Thank you very much.

So the last one.

Charles GreyChair

Last one. Okay. Probably was easier than the first one. Probably. Always.

Okay.

Or else we miss anything?

Jaimie Girardi

No

Charles GreyChair

weight motion

Jaimie Girardi

there, okay.

Charles GreyChair

Okay. Go. We have a motion to approve.

Hello?

Wake up. Motion is second. Further discussion? All in favor? Aye. Opposed? Motion carries. Alright.
